Responsibilities
- Routine Maintenance
- Perform routine maintenance tasks such as plumbing, electrical repairs, HVAC system checks, and appliance maintenance.
- Conduct regular inspections of the property to identify and address maintenance issues proactively.
- Emergency Repairs
- Respond promptly to emergency maintenance requests, including evenings and weekends.
- Troubleshoot and repair issues such as leaks, power outages, and heating/cooling problems.
- Groundskeeping
- Maintain the exterior appearance of the property, including landscaping, and ensuring common areas are clean and well-maintained.
- Monitor and address issues related to sidewalks, parking lots, and outdoor amenities.
- Resident Interaction
- Communicate effectively with residents to understand and address maintenance requests.
- Provide exceptional customer service and ensure resident satisfaction with maintenance services.
- Documentation
- Keep accurate records of maintenance activities, inspections, and repairs.
- Report any major maintenance needs or safety concerns to the property manager.
- Collaboration
- Collaborate with property management to prioritize maintenance tasks and allocate resources efficiently.
- Cook up with external contractors when specialized repairs are required.
- Safety Compliance
- Ensure that all maintenance activities comply with safety regulations and guidelines.
- Implement and follow proper safety procedures during repairs and maintenance work.
Qualifications
- Proven experience as a Maintenance Technician, preferably in a multi-family residential setting.
- Strong knowledge of plumbing, electrical, HVAC, and general maintenance practices.
- Spanish proficiency is a plus
- Ability to troubleshoot and problem-solve effectively.
- Excellent communication and customer service skills.
- Physical stamina and the ability to lift heavy equipment and work in various weather conditions.
- Familiarity with safety regulations and procedures.
- Basic computer skills for record-keeping and communication.
Education and Certification
- A high school diploma or equivalent.
- Preferred HVAC and CPO certifications.
The Compensation & Schedule
- Compensation: $20-$25/hour, based on experience and certifications.
- Job Type: Full-time
- Schedule: 8-hour shift, Day shift, Monday to Sunday, On call
