About the Role

This position performs technical and mechanical work ensuring the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Property Details: Alexan Overlook, Charlotte, NC – Garden-style lease-up community with 305 units.

Responsibilities

• Completes assigned work orders from resident requests and performs preventative maintenance by diagnosing defects, making repairs, and adhering to safety standards and code requirements.
• Manages the “make-ready” process for vacant apartment homes: conducts pre-move-out inspections, creates punch lists, schedules vendors, obtains supplies, completes maintenance tasks, and inspects finished work.
• Follows procedures for accessing and tracking maintenance materials, tools, and equipment; reports inventory needs to the maintenance supervisor.
• Completes accurate and timely documentation for service requests.
• Maintains grounds, common areas, and amenities by picking up trash, pressure-washing, general cleaning, and painting as needed.
• Supports cost-control programs by repairing rather than replacing parts, minimizing waste, and using tools correctly.
• Complies with Greystar’s safety and risk-management policies, including attending safety meetings, completing OSHA training, and reporting incidents.
• May inspect work performed by contractors, vendors, and service providers to ensure quality and adherence to specifications.
• Assists in routine and periodic property inspections to identify safety concerns, maintenance needs, and communicate findings to management.

Physical Demands

• Ability to stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
• Work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
• Push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
• Occasional travel may be required to assist other properties, attend training, or meetings.
• Flexible work schedule, including on-call duties during evenings, weekends, and holidays.

Requirements

• EPA certifications Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
• All certifications required by State and Local jurisdictions (for all Service Technicians).
• Valid driver’s license to operate a golf cart on property, if applicable.

Pay

The hourly range for this position is $20.00 - $22.00. Many factors determine pay within this range, including business requirements, prior experience, current skills, and geographical location.
