About the role
CCH builds and manages quality, affordable housing in caring communities. The Maintenance Technician III oversees the day-to-day maintenance operations of assigned properties, ensuring the upkeep and safety of the property.
Responsibilities
- Contribute to caring and positive working and living environments for all employees and residents
- Affirm safety regulations; identify and report and/or correct safety hazards
- Perform custodial duties such as cleaning, mopping, emptying trash, replacing light bulbs, etc.
- Maintain, diagnose, and repair all aspects of physical building, outdoor areas, parking areas, and individual units including but not limited to electrical, plumbing, HVAC, etc.
- Manage and prioritize work orders in Yardi (or like program) in collaboration with the Assistant Community and Community Managers
- Monitor and replenish maintenance inventory based on property needs, while staying within budget
- General carpentry duties to prepare apartments for move-in; including but not limited to cleaning, painting, repairing, replacing, and/or refinishing surfaces, windows, appliances, window coverings, flooring, etc.
- Move common space furniture, supplies, and equipment
- Maintain regular inventory of needed supplies including but not limited to tools, equipment, safety and safeguards tools, and chemicals
- Regularly attends staff meetings and assigned trainings
- Coordinate with Property and Facilities Management to acquire vendors as necessary
- Enter completed work orders into the Software system with all detailed information pertaining to each repair
- Supports with training of new Maintenance team members
- Other duties as assigned
Requirements
- High School diploma or GED preferred
- Minimum of two (2) years as a Maintenance Tech or similar required
- Prior experience in apartment maintenance or construction required
- Working knowledge of Yardi or similar program preferred
- Strong analytical and problem-solving skills
- Excellent organizational skills, attention to detail and time management skills with a proven ability to meet deadlines
- Ability to serve with integrity, professionalism, and confidentiality
