Maintenance Technician 2
About the role
The Maintenance Technician 2 is supervised by the Maintenance Supervisor and is responsible for performing installs, repairs, and maintenance on various equipment including refrigeration, light kitchen and laundry equipment, air conditioning, electric motors, heating units, heat pumps, hermetic compressors, light commercial furnaces, intake and exhaust fans, economizers, capacity controls, semi-hermetic compressors, split systems, and packaged units. All HVAC units are light commercial or residential with minimal natural gas heat.
Responsibilities
- Completes work orders and special projects in a timely manner
- Keeps maintenance shop and storage areas neat and orderly
- Maintains tools and equipment in good working order
- Performs maintenance repairs such as: plumbing, electrical, HVAC, carpentry, etc.
- Performs scheduled maintenance checks throughout the facility
- Assists inspectors and contractors in the testing, inspection or repair of equipment, building/mechanical systems and structures
- Responds to all emergencies such as: fire, smoke, panic, alarms
- Performs and/or assists in scheduled maintenance on equipment according to manufacturer’s recommendations and operation manuals
- Is on call for all disaster emergencies such as: snow, ice storms, fire, tornados and floods; is placed on a weekly on call schedule
Qualifications
- Must be proficient in reading electrical multi-meters and basic understanding of electrical theory
- Basic HVAC trouble shooting skills and the ability to perform leak checks and evacuation/recovery of refrigerant in HVAC units
- Basic refrigeration control skills
- Knowledge for repairing hermetic and semi-hermetic compressors, 1-10 ton heat pumps, 1-10 ton split systems, ductless splits, 1 and 3 phase electric motors along with controls (contactors, starters, relays, disconnects and thermostats), light commercial furnaces and related controls
- Intakes and exhaust fans
- VAV systems, controls and terminal boxes
- Minimum High School Diploma or Equivalent
- Position requires a minimum of one to three years of hands on maintenance and/or mechanical experience
- CFC Type II or Universal EPA License/Certification required
