About the Role
This position performs technical and mechanical work ensuring the physical aspects of buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities
- Completes assigned work orders from resident requests and performs preventative maintenance by diagnosing issues, making repairs, and adhering to safety standards and code requirements.
- Manages the “make-ready” process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
- Tracks and manages maintenance inventory, ensuring proper use and reordering of supplies, tools, and equipment.
- Documents and tracks service requests accurately and timely.
- Maintains grounds, common areas, and amenities by picking up trash, pressure-washing, general cleaning, and painting as needed.
- Supports cost-cutting initiatives by repairing rather than replacing parts and minimizing waste of materials and supplies.
- Complies with Greystar’s safety and risk-management policies, including attending safety meetings, completing OSHA training, and reporting accidents or incidents.
- Periodically inspects work performed by contractors and vendors to ensure quality and adherence to specifications.
- Conducts routine property inspections to identify safety concerns, maintenance needs, and communicates findings to management.
- Monitors compliance with regulatory requirements, organizational standards, and operational processes, reporting violations as needed.
- Practices proper safety techniques and reports equipment malfunctions, injuries, or other safety issues promptly.
- Identifies areas for improvement and suggests efficiency or productivity enhancements.
- Stays updated on industry changes, technology, and standards through training, research, or professional publications.
Physical Demands
- Ability to stand, walk, and/or sit for extended periods, and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
- Occasional travel may be required to assist other properties, attend training, or business meetings.
- Flexible work schedule, including evenings, weekends, holidays, and on-call duties.
Pay
The hourly rate for this position is $22.00 - $24.00 per hour. Additional compensation may include eligibility for weekly, monthly, or quarterly bonus programs based on individual and company performance.
