About the Role
This position is responsible for general/routine and preventative maintenance, basic repair and maintenance services to campus office buildings to include electrical, plumbing, and HVAC, as well as cleaning duties such as floors, dusting, and trash disposal to ensure upkeep of the building and campus property.
Responsibilities
- Perform general/routine and preventative maintenance for the campus.
- Handle basic repairs, including minor fixes such as fixing broken locks, doors, windows, or leaks as needed or assigned.
- Perform cleaning activities such as cleaning floors, dusting, and disposing of trash properly to ensure upkeep of the building and campus property.
- Monitor and maintain the parking lot to ensure it is free of trash, hazards, and debris.
- In the event of inclement weather, remove hazards (ice, snow, etc.) from entrances and entryways.
- Ensure facilities are tidy and functional.
- Identify, inspect, and monitor potential problems to ensure proper attention is given, prioritized, and remedied in a timely manner.
- Respond to repair or maintenance requests promptly.
- Communicate effectively with supervisor(s) or corporate Facilities Manager to ensure work requests and issues are prioritized and resolved.
- Use equipment, including power tools, hand tools, electric tools, and plumbing tools safely and effectively when conducting repairs or maintenance activities.
- Keep an accurate maintenance record to ensure proper documentation of repairs and maintenance activities.
- Follow safety procedures when conducting repairs and maintenance activities.
- Safeguard and take appropriate precautions to ensure electrical panels, meters, roof access, HVAC units, and other equipment/tools are not accessible to non-authorized personnel.
- Ensure repairs and maintenance activities are conducted with minimal disruption and proper warnings (e.g., Wet Floor sign, Closed for Repairs sign, Lock Out/Tag Out notices) are in place and visible.
- Perform and complete other job-related duties, assignments, or special projects as assigned by Supervisor.
Requirements
- High School Diploma or GED, or equitable on-the-job experience.
- Trade School Certification (HVAC, Plumbing, Electrical, etc.) in any/all related fields is a plus.
- A minimum of three (3) years in general maintenance of commercial property is strongly desired.
- Ability and willingness to work a flexible schedule, including nights, weekends, and possible overnights as necessary or as requested by Supervisor.
- Must be able to work manually and perform physical activities that require manual dexterity and hand-eye coordination.
- Must comply with and adhere to safety standards and requirements.
- Detail-oriented, analytical, highly organized, and able to multi-task and work well under pressure.
- Demonstrate a high level of integrity, strong work ethic, and professionalism.
- Persuasive and effective verbal and written communication skills, with a strong focus on customer service.
- Highly motivated, goal-oriented, and possess strong problem-solving skills.
- Must be able to work independently and as a collaborative team member with exceptional interpersonal skills.
- Excellent computer skills with proficiency in MS Office applications (Word, Excel, Outlook, SharePoint, Teams), internet access and research, and ordering materials online.
- Ability and willingness to travel locally or overnight for business purposes.
Schedule
Monday – Thursday: 7:00 AM – 4:00 PM
*Note: On occasion, work hours may be subject to change based on business needs, and flexibility in scheduling may be required.
Physical Demands
- May sit or stand for prolonged periods.
- May require walking primarily on a level surface throughout the day.
- May require sitting at a desk, typing, entering data, viewing a computer monitor, or reading documents for long periods.
- May be required to push/pull/lift up to 50-100 pounds when moving files, tools, or equipment.
- May be required to bend, kneel, stoop, and reach in the process of performing job duties.
- May be required to work in conditions exposed to heat or cold, tight or obstructed spaces (vents), areas with high elevation (roofs), or objects/areas prone to electrical currents (electrical panels).
Pay
Compensation for this position ranges up to $22 per hour, based on experience, qualifications, and other relevant factors.
