About the Role

The Maintenance Technician is responsible for the day-to-day maintenance of the apartment community in accordance with company standards, policies, and procedures. The role involves performing carpentry, plumbing, painting, electrical, HVAC, masonry, appliance, and other general and preventative maintenance repairs. The Maintenance Technician is expected to conduct themselves professionally, adhering to the company’s Business Ethics, Employee Conduct, and Confidentiality policies.

Responsibilities

• Follows all safety procedures and regulations.
• Performs carpentry, plumbing, painting, electrical, appliance repair, HVAC, masonry, and other general maintenance duties in accordance with company standards and local building codes.
• Repairs and maintains property emergency and security systems as needed.
• Completes maintenance service requests (work orders) for the apartment community and related paperwork professionally and courteously.
• Performs scheduled maintenance turnover work for vacant apartments using move-in/move-out checklists, unit status reports, and company policies.
• Conducts scheduled preventative maintenance in accordance with the community’s program.
• Organizes parts and materials for maintenance tasks under the direction of the Maintenance Supervisor to ensure efficient completion of work.
• Assists in maintaining inventory and monitors inventory items.
• Maintains storage facilities, equipment, and the maintenance workshop in a neat and orderly condition.
• Reports safety concerns and the general appearance of the community to the Property Management Staff to ensure a high-quality, safe living environment.
• Removes visible trash or garbage on the property while en route to work assignments.
• Provides on-call maintenance for evenings, weekends, and holidays as scheduled.
• Maintains personal hand tools customarily used in the industry and building trades.
• Performs other duties as assigned, with responsibilities varying based on the size of the community.

Requirements

• EPA certification required (must obtain within 60 days of employment if not already certified).
• EMT certification required (must obtain within 60 days of employment if not already certified).
• Knowledge of First Aid and Safety procedures.
• Basic computer skills, including the ability to create and close out work orders.
• Previous building or apartment-related maintenance experience.
• High School Diploma or equivalent.

Qualifications

• Specialized courses in HVAC, plumbing, electrical, appliance repair, and carpentry preferred.

• Perform maintenance tasks including painting, carpentry, electrical, appliance repair, HVAC, plumbing, and pool maintenance.

Work Environment

The Maintenance Technician works on-site at an apartment community and interfaces regularly with residents, vendors, and internal/external customers. The work schedule varies depending on the property, typically from 8 a.m. to 5 p.m., and often includes weekend days (Saturday/Sunday). Overtime and on-call availability may be required, with flexibility depending on the needs of the property.

Physical Requirements

The Maintenance Technician must be physically capable of consistently completing the responsibilities of the role. Duties frequently require standing, walking, sitting, using hands, reaching with hands and arms, stooping, kneeling, crouching, or crawling. The role may involve lifting and/or moving up to 50 pounds, operating power tools, and occasional driving during work.
