Requirements

As a condition of employment, candidates must obtain an OSHA 10-Hour General Industry Certification for safety awareness, EPA certification (and CPO certification, if required by the property assignment) within the first 90 days of employment.

Essential Job Duties/Responsibilities

  • Perform intermediate maintenance tasks, including but not limited to basic electrical and plumbing repairs.
  • Troubleshoot and repair HVAC systems with limited supervision.
  • Carry out routine inspections and preventive maintenance.
  • Maintain accurate records of maintenance activities.
  • Assist in training and mentoring Maintenance Technician I staff.
  • Respond promptly to maintenance requests and emergencies.
  • Ensure compliance with safety regulations and building codes.
  • Complete unit make-readies, ensuring vacant units are fully prepared for leasing.
  • Conduct initial move-out inspections and document unit conditions.
  • Perform key/lock changes, necessary repairs, painting, and deep cleaning.
  • Absorb and manage the inventory of maintenance supplies and equipment.
  • Coordinate with external contractors for specialized repairs.
  • Participate in on-call rotation for after-hours maintenance emergencies.

Supervisory Responsibilities

There are no supervisory responsibility or direct reports for this position.

Education and Experience Required

  • A high school diploma or equivalent; technical or vocational training preferred.
  • A minimum of 2 years of experience in property maintenance or a related field.
  • A valid driver's license and reliable transportation.

Physical and Mental Requirements

  • Must be able to use proper lifting techniques and be able to lift and carry objects weighing up to 50 pounds.
  • Ability to stoop, kneel, bend at the waist, and reach daily.
  • Must be comfortable using ladders and working at heights to perform tasks.
  • Be able to work with prolonged periods of standing and walking, either indoors or outdoors.
  • Use of hand tools and power tools, necessitating good hand-eye coordination and manual dexterity.
  • Able to perform tasks that involve repetitive motions.
  • Wear appropriate PPE, including gloves, safety glasses, and steel-toed boots, as required by the task.
  • Must participate in regular safety training sessions to stay updated on the best practices and safety protocols.

Salary

$20.00-$22.00
