Requirements
As a condition of employment, candidates must obtain an OSHA 10-Hour General Industry Certification for safety awareness, EPA certification (and CPO certification, if required by the property assignment) within the first 90 days of employment.
Essential Job Duties/Responsibilities
- Perform intermediate maintenance tasks, including but not limited to basic electrical and plumbing repairs.
- Troubleshoot and repair HVAC systems with limited supervision.
- Carry out routine inspections and preventive maintenance.
- Maintain accurate records of maintenance activities.
- Assist in training and mentoring Maintenance Technician I staff.
- Respond promptly to maintenance requests and emergencies.
- Ensure compliance with safety regulations and building codes.
- Complete unit make-readies, ensuring vacant units are fully prepared for leasing.
- Conduct initial move-out inspections and document unit conditions.
- Perform key/lock changes, necessary repairs, painting, and deep cleaning.
- Absorb and manage the inventory of maintenance supplies and equipment.
- Coordinate with external contractors for specialized repairs.
- Participate in on-call rotation for after-hours maintenance emergencies.
Supervisory Responsibilities
There are no supervisory responsibility or direct reports for this position.
Education and Experience Required
- A high school diploma or equivalent; technical or vocational training preferred.
- A minimum of 2 years of experience in property maintenance or a related field.
- A valid driver's license and reliable transportation.
Physical and Mental Requirements
- Must be able to use proper lifting techniques and be able to lift and carry objects weighing up to 50 pounds.
- Ability to stoop, kneel, bend at the waist, and reach daily.
- Must be comfortable using ladders and working at heights to perform tasks.
- Be able to work with prolonged periods of standing and walking, either indoors or outdoors.
- Use of hand tools and power tools, necessitating good hand-eye coordination and manual dexterity.
- Able to perform tasks that involve repetitive motions.
- Wear appropriate PPE, including gloves, safety glasses, and steel-toed boots, as required by the task.
- Must participate in regular safety training sessions to stay updated on the best practices and safety protocols.
Salary
$20.00-$22.00
