Maintenance Tech II

Wisteria at Warner Center is a brand-new Continuing Care Retirement Community opening in late 2026 in Woodland Hills, California. We are seeking a Maintenance Tech II to join our founding team.

About the role

This full-time, onsite position is responsible for maintaining all aspects of the physical plant. Under supervisor direction, the Maintenance Tech II performs preventive maintenance, routine servicing, seasonal repairs and changes, building equipment, and plumbing repairs.

Responsibilities

• Work independently as well as in a team with the entire Plant Operations Department.
• Perform general maintenance duties, preventive maintenance, service calls, and emergency maintenance as needed and assigned.
• Handle building and equipment repairs, including:
  • Plumbing (clogged drains, wax rings, fill valves, replace faucets, garbage disposals, water heaters, etc.).
  • Electrical (ballast, switches, plugs, cut-in boxes, use of voltage meter, ceiling fans, reset breakers, utilize the Lock-out Tag-out program, etc.).
  • Carpentry (closet shelving, door trim, blinds, cabinet doors, baseboards, etc.).
  • Appliance repairs and service.
  • Door locks (cutting keys, door closers, lock changeouts, sliding doors, etc.).
  • Golf cart service/repairs and preventative maintenance on equipment.
• Complete apartment turnovers, including minor repairs, touchup painting, and restoring apartment to original condition.
• Perform regular pool, koi pond, and lake/water features maintenance.
• Perform minor repairs, painting, and similar duties at a faster and more proficient level than Maintenance Tech I, with excellent time management, problem-solving skills, and attention to detail.
• Instruct residents on how to use their thermostats.
• Assist with HVAC systems including pumps, heaters, cooling towers, and installing grab bars.
• Provide excellent customer service to residents by:
  • Previewing work orders and arriving prepared with all tools/parts needed.
  • Greeting residents by name, introducing yourself, and explaining the work to be done.
  • Wearing protective ‘booties’ over shoes when entering residents’ units.
  • Leaving a note if the resident is not home.
  • Thoroughly cleaning up after completing the job.
  • Maintaining personal cleanliness.
  • Addressing small resident requests (under 15 minutes) immediately; for larger requests, calling in a work order on their behalf.
• Serve one week of on-call duty as scheduled.
• Conduct staff training related to safety items as scheduled by the Supervisor or Plant Operations Director.
• Demonstrate knowledge and ability to employ safe work practices.
• Perform other duties as assigned.

Requirements

• High school graduate; technical schooling and/or training preferred.
• Minimum of three to five years of previous work experience with electrical, plumbing, painting, and other general maintenance duties in a complex commercial, industrial, or healthcare setting.
• Ability to read and understand basic blueprints and schematics.
• Basic understanding of HVAC thermostats.
• Ability to operate various hand and power tools and machines.
• Ability to understand and follow instructions in English, communicate effectively, and perform simple arithmetic.
• Passion for excellent customer service.

Pay

$30.90 per hour.
