Maintenance Tech II - $500 Tool Allowance (HVAC certified required)

Qualifications

• Education: High school graduate or GED equivalency
• Experience: Minimum six months work experience or similar function
• Experience working with equipment, machinery and building systems (including HVAC, electrical, plumbing)
• Abilities: Conditions include sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movement in the performance of daily duties; to climb unusual heights on ladders; to lift, carry, push, and/or pull moderate to heavy amounts of weight; and to verbally communicate to exchange information
• Knowledge and skills: Knowledgeable and skilled in the safe use and maintenance of various hand tools

Responsibilities

• Repair minor electrical problems (i.e. change out switches, receptacles and fixtures) and high voltage problems (110-220 volts)
• Provide minor carpentry and sheet rock repairs, patch holes in sheet rock/drywall, repair sub floors, repair cabinets, repair minor plumbing problems
• Troubleshoot, diagnose and correct minor appliance failures (i.e. change our or repair dishwater motors, garbage disposals, ice makers, stove elements, thermocouples, etc.)
• Assist in monitoring inventory of maintenance and cleaning supplies and accurate replacement orders
• Perform necessary repairs and preventive maintenance on vacant units, assist as assigned in painting of interior units, office clubhouse, laundry rooms, common areas, and occupied units
• Implement a routine maintenance schedule on all systems
• Continuously inspect property for safety hazards and correct immediately and/or advise supervisor of necessary action
• Perform all duties necessary for the completion of resident work orders and requests for service
• Travel to suppliers to pick up parcels and supplies as directed
• Incorporate customer service in the performance of all job duties
• Shares on-call duty with Maintenance Technician I
