Maintenance Tech I - $500 Tool Allowance (HVAC certified required)

About the Role

Principally responsible for maintaining the physical condition and general repair of the exterior and interior of the buildings, systems, and fixtures within the apartment complex. This includes heating, A/C, general carpentry, electrical systems, window repairs, flooring repairs, and repairs to walls and doors.

Qualifications

• High school graduate or GED equivalency
• Appropriate EPA certification is required
• Minimum three years’ work experience in building and mechanical equipment maintenance and repair or similar function
• Thorough knowledge of equipment, machinery, and building systems (including HVAC, electrical, and plumbing) and the ability to perform minor repair work on such systems
• Minimum three years experience in supervising a maintenance team

Abilities

• Work is performed in indoor and outdoor field environments; exposure to noise, dust, grease, smoke, fumes, odors, gases, mechanical and electrical hazards, and all types of weather and temperature conditions
• Sufficient physical ability and mobility to walk, stand, and sit for prolonged periods; frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movements
• Ability to climb ladders and work at unusual heights
• Ability to lift, carry, push, and/or pull moderate to heavy amounts of weight
• Verbal communication skills to exchange information
• Knowledgeable and skilled in the safe use and maintenance of various hand tools
• Available for on-call rotation for emergency duty
• Dependable transportation, valid driver’s license, smartphone technology, and proof of auto insurance

Responsibilities

• Repair minor electrical problems (e.g., change out switches, receptacles, and fixtures) and high voltage problems (110-220 volts)
• Provide minor carpentry and sheetrock repairs, patch holes in sheetrock/drywall, repair subfloors, repair cabinets, and repair minor plumbing problems
• Troubleshoot, diagnose, and correct minor appliance failures (e.g., change out or repair dishwasher motors, garbage disposals, ice makers, stove elements, thermocouples)
• Monitor inventory of maintenance and cleaning supplies, facilitate accurate replacement orders
• Perform necessary repairs and make-ready maintenance on vacant units
• Assist in painting interior units, office, clubhouse, laundry rooms, common areas, and occupied units
• Implement a routine preventive maintenance schedule on all systems
• Continuously inspect the property for safety hazards and correct immediately or advise the supervisor of necessary action
• Perform all duties necessary for the completion of resident work orders and requests for service
• Travel to suppliers to pick up parcels and supplies as directed
• Incorporate customer service in the performance of all job duties
• Other duties as assigned
