Maintenance Tech

Responsibilities

Operations Management (80%)

• Perform routine HVAC, electrical, mechanical, plumbing, carpentry, painting, and finishing tasks.
• Maintain HVAC equipment through preventative maintenance schedules and cycles to reduce failures and improve comfort during heating and cooling seasons.
• Troubleshoot, maintain, and repair HVAC systems, pumps, motors, electrical systems (per NEC guidelines), and plumbing systems (per local codes).
• Inform supervisor of supply and/or equipment needs.
• Complete assigned work orders within 24–48 hours.
• Respond to unscheduled maintenance tasks and maintain readiness for regulatory surveys.
• Ensure clean and safe environments for residents, staff, and visitors by escorting vendors, assisting with inventory, conducting training, and serving as a working team leader as needed.
• Coordinate maintenance services with other departments (e.g., Nursing, Culinary and Nutritional Services).
• Serve as backup to security personnel, performing rounds and completing reports as needed.

Quality, Compliance, and Risk Management (15%)

• Maintain clean work areas and ensure equipment, tools, and supplies are in proper working order and stored appropriately.
• Follow established quality assurance, infection control, and universal precaution practices during maintenance procedures.
• Perform duties in accordance with all safety and OSHA requirements.
• Maintain accurate records using computers and/or other documentation per company and regulatory standards.
• Collaborate on the development, implementation, and maintenance of emergency disaster programs (e.g., fire, severe weather).
• Share observations and insights to improve departmental quality and efficiencies.
• Attend all-employee and departmental meetings and in-service training as scheduled.

Customer Relations and Service Delivery (5%)

• Listen and respond to the needs of residents and staff members.
• Honor resident personal and property rights when performing maintenance duties.

Qualifications

• High school diploma or equivalent required.
• Current certification to handle refrigerants, HVAC certification, or Boiler Operator/Steam Engineer License are a plus but not required.
• Three years of experience in a maintenance position required.
• Strong knowledge of HVAC systems, boilers, compressors, generators, and various mechanical, electrical, and plumbing systems.
• Knowledge of building codes, safety, EPA, and OSHA regulations preferred.
• Experience reading and interpreting blueprints preferred.
• Proficiency with Windows, Microsoft Office (Word, Excel, PowerPoint), and the internet preferred.
• Must be able to read, write, speak, and understand English.
• Must possess a valid driver’s license and acceptable driving record.
• Must be insurable under professional liability and crime coverage policies as specified by insurance carrier underwriting standards.

Working Conditions and Special Requirements

• Sitting: Up to 4 hours/day
• Standing: Up to 8 hours/day
• Walking: Up to 6 hours/day
• Lifting, transferring, pushing, or pulling residents/patients or equipment/supplies: Up to 100 pounds
• Driving: Up to 1 hour/day
• Work weekends, evenings, and holidays as needed for coverage
• On-call availability: 24/7 for emergencies
• Subject to exposure to infectious waste, disease, falls, burns, odors, and cuts
