Maintenance Tech

Location: Saint Cloud, MN

Pay

$25 - $30 per hour

Schedule

Monday - Friday 7:30 am - 4:00 pm, monthly rotating weekends

About the role

In this position, you will provide maintenance services in our apartment communities, including installation of appliances, HVAC, electrical work, and general repairs and maintenance of equipment. You will use your own vehicle to drive to a limited number of properties and will be reimbursed for mileage.

We are looking for someone with a positive attitude and strong work ethic who can work independently and as part of a team.

Responsibilities

• Demonstrate quality customer service and a positive attitude to maintain a friendly, productive atmosphere
• Assist Property Manager/Portfolio Manager in implementing policies, standards, procedures, and programs for property maintenance and upkeep
• Initiate, perform, and oversee maintenance projects
• Perform repairs based on resident requests in a timely and satisfactory manner
• Respond to problems and find solutions for repairs, including installation of appliances, HVAC, and electrical work
• Coordinate and assist with apartment turnovers to meet Level 10 standards
• Maintain common areas (indoor and outdoor) as needed
• Follow the Preventive Maintenance Program by inspecting each apartment at least twice per year and performing routine preventive maintenance of common areas
• Develop and maintain relationships with vendors, negotiate pricing, and process invoices
• Ensure compliance with company, local, state, and federal safety rules
• Maintain and care for equipment to ensure continuous operation
• Maintain adequate inventory supply levels and keep the service shop clean and organized
• Comply with all Federal and Local Fair Housing regulations and ordinances
• Maintain confidentiality of co-workers, management, owners, residents, vendors, and all outside contacts
• Work with the service team to ensure premises are presentable and safe for operations

Requirements

• Minimum 1-3 years' experience preferred
• Ability to act independently and make decisions
• Strong verbal and written communication skills
• Able to multi-task and manage several projects under tight deadlines
• HVAC and EPA licenses preferred
• Boiler’s Licenses preferred
• Experience with plumbing, electrical, mechanical, drywall repairs, carpentry, and pool/spa maintenance preferred
• Computer knowledge (MS Word, Excel, Outlook)
• Able to work evenings, weekends, and on-call as needed
• Able to lift 50 lbs or more
• High school diploma required
