Shift: Monday–Friday, 8:00 AM–4:30 PM at $22 per hour.
Responsibilities
- Read and interpret equipment manuals and work orders to perform required maintenance and service.
- Diagnose problems, replace or repair parts, test, and make adjustments.
- Perform regular preventive maintenance on machines and equipment.
- Use a variety of hand and power tools and material-handling equipment.
- Perform drywall repairs.
- Detect faulty operations, defective material, and report those and any unusual situations to supervision.
- Comply with safety regulations and maintain clean and orderly work areas.
- Receive and complete work orders from residents.
- Coordinate with property vendors on jobs performed at the property.
- Maintain records of scheduled maintenance procedures.
- Obtain estimates for supplies and repair parts; order parts and supplies as needed.
- Maintain all work and common areas clean and free from debris.
- Supervise trash pick-up of all common areas and property.
- Respond to emergency maintenance requests and be on call when needed.
Work Environment
- Frequently exposed to fumes, airborne particles, moving mechanical parts, and vibration.
- Occasionally exposed to a variety of conditions at job sites.
- Noise level in the work environment and job sites can be loud.
Physical Demands
- Regularly required to talk and hear.
- Very active position requiring standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing throughout the day.
- Must frequently lift and/or move items over 30 pounds.
- Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
Requirements
- Minimum two years as a Maintenance Technician with responsibilities managing direct reports.
- General experience in building trades, repair and replacement maintenance, or handy-work.
- Must be able to be at the work location and react to emergency situations within 30 minutes.
- Effective written and verbal communication skills.
- Ability to provide professional written reports and make recommendations to the Property Manager and Client on maintenance needs.
Supervision
Reports to the Chief Engineer and/or the Property Manager of the Association.
