Responsibilities
- Conduct regular inspections of HVAC, plumbing, electrical, and structural systems to identify maintenance needs.
- Perform routine preventive maintenance tasks such as changing filters and testing safety systems.
- Respond promptly to maintenance requests from tenants or property managers, diagnosing problems and executing repairs.
- Maintain accurate records of maintenance activities, including work orders, parts inventory, and compliance documentation.
- Collaborate with external contractors and vendors for specialized repairs or large-scale maintenance projects.
- Ensure all maintenance work complies with local building codes, safety standards, and environmental regulations.
- Assist in managing inventory of tools, equipment, and supplies necessary for maintenance operations.
- Support emergency maintenance efforts during off-hours as needed to resolve urgent issues.
Skills
- Utilizes technical skills daily to diagnose and repair a variety of building systems, ensuring operational efficiency and safety.
- Proficient in electrical, plumbing, and HVAC systems for effective preventive maintenance and emergency repairs.
- Communicates with property managers, tenants, and external contractors to resolve issues promptly.
- Organizes maintenance schedules and resources accurately through strong organizational skills.
- Solves problems related to building system malfunctions to reduce repeat issues and enhance property reliability.
Qualifications
- Proven experience as a maintenance technician or in a similar role within the real estate or property management industry.
- Basic knowledge of electrical, plumbing, HVAC, and general building maintenance systems.
- Ability to read and interpret technical manuals, blueprints, and safety regulations.
- Valid driver’s license and reliable transportation.
- Preferred certifications in HVAC, electrical, plumbing, or related trades.
- Experience with computerized maintenance management systems (CMMS).
- Strong troubleshooting and problem-solving skills.
- Ability to work independently and manage multiple maintenance tasks efficiently.
