Maintenance Tech

Atlantic Residential is seeking a highly qualified Maintenance Technician for our community, Everton Flats. The ideal candidate is EPA-certified (or motivated to become certified with our support) and has hands-on experience in HVAC systems, plumbing, electrical, and general apartment maintenance. A background in multifamily or residential property maintenance is strongly preferred, along with a strong work ethic, reliability, and a customer-focused mindset.

Responsibilities

• Maintain a professional image and attitude in keeping with company objectives and residents’ welfare.
• Report to the supervisor for work assignments and satisfy service requests promptly (within 24 hours). Notify residents of any delays.
• Participate in a 24-hour on-call rotation for emergency maintenance service.
• Inform the supervisor of needed parts and supplies; leave notices in residents’ apartments explaining work performed.
• Observe and report the condition of occupied apartments (e.g., cleanliness, pets, appliances, walls, light fixtures).
• Perform “make-ready” tasks in turnover units as directed.
• Maintain overall property cleanliness, including trash removal and snow removal when needed.
• Know the location of all water, gas, and power shutoffs, cleanouts, traps, fire extinguishers, and emergency contact numbers.
• Collaborate on preventative maintenance, including cleaning furnaces, A/C coils, oiling motors, changing filters, maintaining pools, and servicing hot water heaters.
• Monitor the condition of vacant apartments and maintain tools and shop organization.
• Conduct monthly inspections for cleanliness, logbooks, and inventory control.
• Work safely at all times and report all needed repairs to the supervisor.

Requirements

• High School Diploma or GED preferred; one year of facility maintenance or mechanical repair experience required.
• Knowledge of minor repair techniques, building maintenance, and grounds upkeep.
• Ability to read and interpret safety rules, operating instructions, and procedure manuals.
• Basic English communication skills.
• EPA Type II or Universal certification for refrigerant recycling (required; support provided for certification if needed).
• CPO certification (preferred).
• Valid driver’s license (may be required to operate a golf cart on property).
• Physical ability to lift up to 50 lbs. (with assistance), work in various weather conditions, and participate in on-call rotations.

Physical Requirements

• Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
• Work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
• Push, pull, lift, or maneuver weights up to 25 lbs. independently and 50 lbs. with assistance.
• Travel to assist other properties, attend training, or meetings as needed.
• Flexible work schedule, including evenings, weekends, and holidays for on-call duties.
