Put your skills to work in the North Georgia mountains! Unicoi State Park & Lodge is looking for an experienced Maintenance Technician to join our Engineering team on 2nd shift (3:00 PM–11:00 PM).

About the role

This position plays a critical role in maintaining our lodge, guest rooms, cabins, restaurants, and public areas. You'll work on a wide variety of projects involving HVAC, electrical, plumbing, mechanical, carpentry, and general building maintenance. HVAC experience is required.

Responsibilities

  • Perform general maintenance and repairs throughout the lodge, guest rooms, cabins, restaurants, and public areas.
  • Troubleshoot, maintain, and repair HVAC systems and equipment.
  • Complete maintenance work orders from various departments in a timely and professional manner.
  • Perform basic electrical, plumbing, carpentry, mechanical, and painting repairs.
  • Participate in the property's preventive maintenance program.
  • Inspect HVAC and building equipment and identify potential issues before they become larger problems.
  • Change HVAC filters, belts, bearings, and other components and lubricate equipment as needed.
  • Troubleshoot unusual equipment noises, vibrations, and performance issues.
  • Perform plumbing repairs involving sinks, toilets, drains, garbage disposals, valves, and piping.
  • Perform electrical repairs such as replacing switches, outlets, light fixtures, ballasts, and small motors.
  • Maintain guest rooms and public areas, including repairing fixtures, replacing showerheads, caulking, painting, and making general repairs.
  • Perform preventive maintenance on kitchen, laundry, and other property equipment.
  • Conduct routine property rounds and check building systems and equipment.
  • Assist with emergency equipment inspections and weekly generator testing.
  • Maintain tools, equipment, inventory, and work areas in a clean, organized, and safe condition.
  • Assist with special projects, including furniture repairs, shelving, storage solutions, painting, and property improvements.
  • Respond professionally and promptly to guest maintenance concerns.
  • Identify opportunities to improve safety, energy efficiency, and overall property operations.
  • Serve as the Duty Engineer when assigned, including carrying the pager and responding to maintenance needs.

Requirements

  • Previous hands-on HVAC experience is required.
  • Experience in hotel, resort, commercial, apartment, facility, or general building maintenance is preferred.
  • Working knowledge of electrical, plumbing, mechanical, carpentry, and general building maintenance.
  • Ability to troubleshoot problems and determine appropriate repairs.
  • Ability to safely operate hand tools, power tools, and maintenance equipment.
  • Strong attention to detail and commitment to safety.
  • Dependable attendance and the ability to work independently.
  • Professional communication skills and the ability to interact positively with guests and coworkers.
  • Ability to work the 2nd shift schedule of 3:00 PM–11:00 PM.
  • Ability to respond to after-hours or emergency maintenance needs when scheduled.
  • Ability to work indoors and outdoors and perform physical tasks including lifting, bending, climbing, reaching, and standing for extended periods.
