Full-time position, Monday–Friday, 8:00 AM–4:30 PM. Must be on call after hours and weekends for emergencies every 7–9 weeks.

About the role

The Maintenance Tech I is responsible for maintaining all aspects of the physical plant. Under supervisor direction, the Maintenance Tech I performs preventive maintenance, routine servicing, seasonal repairs and changes, building equipment, and plumbing repairs.

Responsibilities

  • Perform general maintenance duties, preventive maintenance, service calls, and emergency maintenance as needed and assigned.
  • Complete apartment turnovers, including minor repairs, touch-up painting, and restoring apartments to original condition.
  • Maintain pools, koi ponds, and lake/water features.
  • Handle painting and refurbishing projects, simple carpentry, texture, and drywall repair.
  • Perform minor building and equipment repairs.
  • Assist residents with tasks such as hanging pictures, changing light bulbs in high locations, adjusting thermostats, addressing simple plumbing emergencies, and providing guidance on mounting hardware.
  • Provide excellent customer service by:
    • Previewing work orders and arriving prepared with all necessary tools/parts.
    • Greeting residents by name, introducing yourself, and explaining the work to be done.
    • Wearing protective booties when entering residents’ units.
    • Leaving a note if the resident is not home.
    • Thoroughly cleaning up after completing the job.
    • Maintaining personal cleanliness.
    • Addressing minor resident requests (under 15 minutes) immediately; for longer requests, call in a work order on their behalf.
  • Serve one week of on-call duty as scheduled.
  • Conduct staff training related to safety items as scheduled by the supervisor or Plant Operations Director.
  • Perform other duties as assigned.

Requirements

  • High school graduate; technical schooling and/or training preferred.
  • Minimum of one year of previous work experience with electrical, plumbing, and painting in a complex commercial, industrial, or healthcare setting, or current employment in the TDR program at the community.
  • Basic experience in logical troubleshooting.
  • Ability to operate various hand and power tools and machines.
  • Ability to understand and follow instructions in English, communicate effectively, and perform simple arithmetic.
  • Passion for customer service.
