Maintenance Supervisor - Vander at the Village
About the role
The Maintenance Supervisor is responsible for overseeing the maintenance and upkeep of a garden-style property with 281 units in the lease-up stage. The property is managed under a full-time schedule from Monday to Friday, from 8am to 5pm, with additional rotating on-call responsibilities.
Responsibilities
- Manages work orders and ensures routine upkeep is completed according to policies, procedures, safety standards, and budgetary requirements.
- Oversees the make-ready process for vacant units, including inspections, punch lists, vendor scheduling, supply acquisition, and final inspections.
- Develops and maintains standards for the cleanliness and appearance of the community's grounds, amenities, and common areas.
- Inspects work performed by team members and contractors to ensure adherence to quality standards and budgetary guidelines.
- Maintains inventory of spare parts and materials to stay within budgetary constraints.
- Prepares and manages the maintenance and capital expense budget, analyzing financial statements and operational reports.
- Completes monthly preventative maintenance tasks as outlined in the policy and procedure manual.
- Supports cost-cutting initiatives by repairing parts when possible and ensuring efficient use of materials and equipment.
- Conducts safety meetings, updates MSDS sheets, and stays informed on OSHA and other safety regulations to ensure property compliance.
- Treats residents and others with respect, answers questions, responds to maintenance-related complaints, and completes work orders efficiently and promptly.
Requirements
To be considered for this role, candidates must possess a minimum of 5 years of experience in property management or a related field, with a strong focus on maintenance and supervision. A bachelor's degree in a relevant field is preferred but not required. Previous experience managing a similar-sized property is highly desirable.

Pay
The hourly range for this position is $34.00 - $36.00. Additional compensation includes participation in a quarterly or annual bonus program based on individual and company performance, and weekly, monthly, and/or quarterly bonus programs for onsite team members.
