About the role
ResProp Management helps people find apartment homes and builds communities. We are a multi-family property management company that serves residents and owners, managing over 20,000 units with a focus on servant leadership and top talent.
Responsibilities
- Oversee all aspects of service operations to ensure operational goals are achieved.
- Complete work orders including repairing and replacing appliances, plumbing systems, air conditioning, heating, and electrical systems.
- Maintain a positive attitude and provide quality customer service to all prospective and existing residents.
- Train maintenance teammates and encourage them to reach their full potential.
- Provide input to Property Manager regarding teammate performance reviews, praise from residents, and corrective action needs.
- Assist Property Manager in recruiting and interviewing potential maintenance team members.
- Oversee organization of maintenance shop and property appearance.
- Research and evaluate current and potential products used in the maintenance and upkeep of the property.
- Schedule and supervise all in-house and/or vendor work.
- Manage work orders and response times, ensuring completion within established deadlines.
- Responsible for inventory, ordering, and delivery of all necessary supplies and equipment for maintenance.
- Oversee and manage a safe, healthy, and accident-free environment, ensuring OSHA standards are met at all times.
- Oversee unit turns and renovations within set goal time frames.
- Walk apartments upon move-out with leasing team to assess damage and determine necessary work to make the apartment rent-ready.
- Additional duties as assigned.
Requirements
- At least 8 years of general maintenance/general repair experience.
- 3 years of apartment industry experience required.
- Management experience required.
- EPA Universal certification required.
- CPO certification highly preferred.
- Trade skills including but not limited to plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, and appliance repair.
- Trade licensing preferred but not required.
- Tech-savvy; efficiently use computers and basic software programs.
- Must have own tool kit.
- Must live within 30 minutes of the property.
- Must have dependable transportation and be able to accommodate a rotating on-call schedule.
- Must be able to perform physical requirements of the job such as lifting, carrying, pushing, or pulling objects up to 50 pounds.

Physical Requirements
- Requires ability to walk, stand, sit, and climb stairs for office work, apartment inspections, and sales tours (approximately 60% walking/climbing, 30% sitting).
- Ability to lift or carry for document dissemination, apartment preparation, and moving furniture/appliances:
- Over 150 pounds: Rare need (less than 5% of time).
- Between 75 - 150 pounds: Occasional need (1% to 33% of time).
- Between 25 - 75 pounds: Frequent need (33% to 66% of time).
- Less than 25 pounds: Constant need (66% to 100% of time).
