Maintenance Supervisor

The Maintenance Supervisor oversees and manages electricians, plumbers, maintenance specialists, HVAC technicians, Low Voltage technicians, painters, and external contractors responsible for the installation, maintenance, repair, and operation of all major building systems across campus facilities.

  • Supervise and coordinate work across electrical, plumbing, HVAC, Low Voltage, Maintenance, painting teams, and contractors.
  • Assign, schedule, and evaluate work orders, repairs, installations, and renovation projects.
  • Diagnose building system problems and oversee implementation of effective solutions.
  • Manage and maintain critical systems, including generators, backflow preventers, elevators, lifts, and fire protection systems.
  • Ensure compliance with national and local building, electrical, plumbing, and fire codes.
  • Develop, implement, and maintain preventive maintenance programs for all building systems and structural elements.
  • Ensure state/city inspections, life-safety regulations, and certification requirements are met.
  • Perform electronic recordkeeping related to preventative maintenance and repair so that the Facility Services division makes the most efficient and effective use of computerized maintenance management and service request systems; tracks and closes assigned work orders.
  • Manage repair, construction, and maintenance work involving structural components, carpentry, finishes, and mechanical/electrical/plumbing systems, consulting with the Maintenance Manager as needed.
  • Interpret and follow architectural, mechanical, and electrical drawings and schematics for project execution.
  • Aid the maintenance team with special projects addressing any safety concerns on remodeling, upgrades, and infrastructure improvement projects.
  • Maintain and administer campus service standards for all trade disciplines.
  • Assist and support other trade areas in completing repairs, special projects, and campus safety tasks.
  • Operate machinery and equipment that are normally associated with school systems and commercial buildings.
  • Respond to building emergencies during and after hours.
  • Provide coaching and mentoring to maintenance staff in all assigned trade areas.

Knowledge, Skills, and Abilities

  • Broad knowledge of electrical, plumbing, HVAC, low voltage, maintenance, painting, and general building systems.
  • Ability to read and interpret architectural, mechanical, and electrical drawings, submittals, and schematics.
  • Understanding of national and local codes and regulatory requirements affecting building systems.
  • Proficiency with tools, equipment, and technology used across multiple facility trades.
  • Ability to oversee maintenance of mechanical, electrical, plumbing, structural, and safety systems.
  • Skill in using computer applications, including Microsoft Office and trade-specific maintenance software.
  • Excellent communication skills with the ability to lead staff and interact effectively with employees at all levels.
  • Ability to coach, mentor, and support team members.
  • Ability to follow written and oral instructions and work independently.

Minimum Qualifications

  • High School diploma or GED equivalent.
  • Minimum of three (3) years of experience in building maintenance, facilities management, construction, or related trades in a large facility.
  • Experience supervising or leading staff, or equivalent combination of training and experience.
  • Experience with project management, remodeling, and construction oversight.
  • Must successfully pass a background check conducted by the Kansas Bureau of Investigation (KBI).
  • Valid driver’s license and a clean motor vehicle record.

PREFERRED QUALIFICATIONS

  • Trade licenses or certifications in electrical, plumbing, HVAC, fire alarm, carpentry, or related fields.
  • Experience managing multi-trade teams or supervising maintenance operations.
  • Knowledge of a higher educational system, especially a community college.
  • Associate degree or technical certification in facilities management or related discipline.
  • Knowledge of access control systems, fire systems, and building automation systems.

Working Conditions

  • Frequent standing, walking, kneeling, bending, climbing ladders or scaffolding, talking, hearing, sitting, pushing, and lifting items up to 50 lbs.
  • Must be able to see color to discern color-coded wiring.
  • Must be physically capable of pulling wires and cables through conduits.
  • Physical ability sufficient to work around the clock.
  • Physical ability is sufficient to work in extreme temperature ranges.
  • Hearing ability sufficient to notice alarms and mechanical malfunctions.
  • Visual ability is sufficient to drive vehicles.

Work Schedule

Monday – Friday, 6:00 am – 2:30 pm or 9:30 am -6:00 pm. Must be able to work a variable schedule/hour to meet operational needs. May require evening and weekend hours.
