Maintenance Supervisor - Mt. Sinai

About the role

The Maintenance Supervisor at CRM Residential is responsible for overseeing the maintenance and cleanliness of properties, managing a team of technicians, and ensuring compliance with policies and procedures. This position requires a combination of technical expertise and leadership skills.

Responsibilities

• Implement and supervise preventive maintenance systems to ensure buildings and equipment are preserved and maintained.
• Coordinate emergency situations and communicate deficiencies and deferred maintenance to the Community Manager.
• Supervise maintenance technicians, provide training, and ensure prompt completion of work orders.
• Inspect grounds and public areas regularly to maintain property cleanliness and report issues.
• Review maintenance staff performance, schedule training, and maintain inventory for supplies and equipment.
• Manage the maintenance shop, including mechanical equipment and project vehicles.
• Purchase supplies and prepare bid specifications for contractors.
• Aid in preparing the annual budget and operating plan, assist with inspections, and handle incident reports.
• Assist with contractor supervision and on-call responsibilities.
• Communicate with the office about resident activities and assist with resident orientations.
• Maintain control and security of apartment keys and address illegal activities.
• Work closely with the Community Manager in various tasks and assist with the orientation of new residents.

Requirements

• High School diploma or equivalent, with 3-4 years of experience offsetting minimum educational requirements.
• 3 years of supervisory experience.
• Experience with boilers or appliance repair/diagnostics preferred.
• Effective oral and written communication skills.
• Current license/certificates in at least one building trade (electrical, plumbing, carpentry, HVAC, fire protection, or mechanical).
• Valid driver's license and reliable transportation.
• Available for on-call nights and weekends as required.
• Knowledge of OSHA, fire prevention, and safety regulations.
• Full-time position from 8:30am-5pm Monday-Friday, with on-call responsibilities.
• Ability to lift 55 pounds and perform physical tasks such as walking, standing, stooping, squatting, lifting, carrying, pushing, and climbing.

Schedule

Full-Time, 8:30am-5pm Monday-Friday, with on-call responsibilities.

Physical/Working Requirements

• Indoor/outdoor environment subject to changing conditions and temperatures exceeding 90 degrees at times.
• Ability to lift 55 pounds independently and support team lifts with reasonable accommodations.
• Walking and standing for long periods, stooping, squatting, lifting, carrying, pushing, and climbing.
• May come into contact with bloodborne pathogens and/or bodily fluids.
