Maintenance Supervisor- Midland Lofts
About the Role
Maintenance Supervisors perform routine and extensive preventative maintenance and repair procedures throughout the community. This role involves a variety of skilled duties in building trades such as painting, carpentry, minor electrical work, and other maintenance tasks to ensure the community meets company standards and regulatory requirements.
Responsibilities
- Perform routine, repetitive daily inspections of property exterior and interior to maintain Company brand standards.
- Escalate and communicate inspection findings, resident inquiries, and other concerns to management.
- Utilize property management software to check for and address work orders in a timely manner.
- Complete documentation following work order requests with detailed and timely records.
- Diagnose and perform minor and routine maintenance/repair on a daily basis, including:
- Electrical and plumbing (including water lines)
- A/C and heating systems
- Appliances
- Water irrigation systems
- Stairs, gates, fences, patios, railings
- Tile, carpet, flooring
- Roofing, gutters, fasteners
- Interior/exterior lights
- Fireplaces, ceiling fans
- Gas fixtures and appliances
- Sprinkler systems
- Shutters, doors, cabinets, windows, sliding glass doors
- Water features (e.g., spas, pools, fountains)
- Boiler, gas, and electric systems
- Door locks, P.O. boxes, and locks
- Security systems
- Ceiling leaks
- Pool areas, tile, jacuzzi, pool furniture
- Complete all make-ready turns in a timely manner according to Company policies and procedures.
- Notify the Facilities Manager of all supply order needs promptly.
- Complete assigned repairs and projects efficiently in accordance with Company policy and code requirements.
- Maintain accurate records of preventative maintenance and follow-up actions.
- Assist with preventative cosmetic and mechanical maintenance as needed.
- Perform weekly safety checks to ensure a safe and hazard-free environment.
- Assist in creating key sets for team members, residents, and vendors as requested.
- Interact with residents, guests, and employees in a warm and welcoming manner.
- Maintain professionalism and resilience when dealing with residents and guests.
- Work effectively and courteously with fellow employees.
- Execute daily cleaning of floors, windows, walls, stairs, and elevators.
- Complete required continuing education and training courses.
- Maintain professional appearance in accordance with Company standards.
- Uphold resident confidentiality in adherence to all federal and local laws.
- Use proper safety gear for tasks as needed.
- Maintain a clean and organized work cart and facilities department.
Supervisory Responsibility
This position includes supervisory responsibilities.
Requirements
- High school diploma or equivalent preferred.
- Five or more years of experience in related building maintenance.
- CPO certification preferred.
- EPA certification preferred.
Skills
- Strong knowledge of manual and electrical hand tools.
- Proficiency with user-moved aids such as wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, and ladders.
- Strong knowledge of proper use of cleaning chemicals and personal protective equipment.
- Ability to quickly find viable solutions to problems.
- Strong sense of urgency, adaptability, flexibility, and resourcefulness.
- Proficient with industry property management software (Entrata preferred).
- Ability to read, follow instructions, and understand visual aids.
Working Conditions
- Must be able to lift and stack objects up to 50 pounds frequently and occasionally exert 10 to 20 pounds of force.
- Frequent to constant periods of standing, walking, climbing ladders, and staircases.
- Must be able to reach above shoulders, stoop, kneel, crouch, twist/turn, and bend at the waist.
- Must be able to grasp, grip, and turn all handle tools and equipment.
- Work environment includes both indoor and outdoor settings with exposure to extreme weather.
- Ability to write for inventory maintenance, requisition requests, and required maintenance reports.
- Ability to rotate in an "on-call" status.
- Must possess near and far vision, depth perception, and manual dexterity to handle various materials and objects.
Environmental Conditions
This position may require managing multiple projects simultaneously and handling frequent interruptions to meet the needs of residents, clients, and contractors. The work environment can be busy and noisy, requiring excellent organizational and time management skills to complete tasks under tight deadlines.
