Maintenance Supervisor - Make Ready

The ideal candidate will play an essential role in maintaining the integrity and functionality of our Quantum Lake Villas community. The Maintenance Supervisor - Make Ready works directly under the Property Manager and is responsible for the full life cycle process of Make Ready apartment turns.

  • Schedules and documentation to ensure apartment make-ready turnovers are completed on a timely basis.
  • Demonstrates proficiency, saviness and efficiency in using property-management systems, Microsoft Office applications, and other electronic platforms required to manage maintenance operations.
  • Demonstrates strong computer proficiency and efficiency in reporting and documenting vital process updates.
  • Oversees proper documentation for the status of the make-ready turn process and all make-ready service requests.
  • Conducts apartment move-in/move-out inspections, reporting charges to Property Manager and Bookkeeper, and coordinating any changes to the planned turn process accordingly.
  • Creates online requisitions in Avid and documents orders for unit turns and maintenance supplies for the effective and timely management of the maintenance department.
  • Schedules and coordinates outside contractors under the direction of the Property Manager and Maintenance Supervisor.
  • Maintains all maintenance records, logs, and reports.
  • Maintains a complete record/log of parts used by maintenance personnel for inventory control.
  • Aids in soliciting vendor bids as requested.
  • Aids in organizing daily and on-going property maintenance to ensure the most compliant, economically proper, and safe condition of the property.
  • Performs all tasks assigned by Property Manager and/or corporate office.
  • Aids in the preparation of vacant units for occupancy and coordinating unit turnover scheduling.
  • Removes furniture, appliances, and debris from vacated apartments to dumpster or storage.
  • Aids in maintaining inventory control of parts, equipment, and furniture in accordance with Company procedures.
  • Assists in performing tasks associated with the general upkeep and maintenance of individual units and the property as a whole, including but not limited to appliance troubleshooting and repairs, plumbing troubleshooting and repairs, electrical troubleshooting and repairs, tile repair and maintenance, lock repair and maintenance, glass replacement.

Qualifications

  • Minimum of 3 years of residential property maintenance experience.
  • Strong computer knowledge and proficiency, including the efficient use of Microsoft Office applications, email, electronic reporting systems, and digital documentation.
  • Ability and willingness to learn and effectively use MRI, Avid, and other company-required software platforms.
  • Ability to accurately document and communicate vital process updates through electronic reports, maintenance logs, and property-management systems.
  • High school diploma.
  • Universal HVAC certification required.
  • Previous experience implementing a preventive maintenance program.
  • Excellent organizational, communication, and interpersonal skills.
  • Strong customer service orientation.
  • Working knowledge of Microsoft Office software, including Outlook, and a willingness to learn new software.
  • Ability to work after business hours as necessary for emergency calls and maintenance emergencies.
