Maintenance Supervisor (Lease-Up) - Aspendale Littleton
About the role
The Maintenance Supervisor (Lease-Up) oversees and completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins. This includes conducting pre-move-out inspections, creating a punch list of maintenance work needed, scheduling vendors and contractors, obtaining supplies and materials, completing maintenance tasks, and inspecting completed work.
Responsibilities
- Manages work orders generated from resident requests for service, diagnosing defects or problems and making repairs according to established policies, procedures, safety standards, and code requirements.
- Develops standards for cleanliness and appearance of the community's grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas.
- Periodically inspects work performed by other service team members and contractors to assess effectiveness and develop corrective action plans.
- Maintains inventory of spare parts and maintenance materials, orders supplies and tools as needed, and ensures work meets quality standards, scope, and specifications.
- Completes monthly preventative maintenance procedures and supports cost-cutting and expense control programs.
- Conducts safety meetings, ensures MSDS sheets are current, and stays updated on safety laws and requirements to ensure community compliance.
- Treats residents and others with respect, answers questions, responds to complaints, assigns work orders efficiently, and maintains customer service skills.
Requirements

Pay
The hourly range for this position is $30.00 - $33.00. Additional compensation may include participation in a quarterly or annual bonus program based on individual and company performance, and weekly, monthly, and/or quarterly bonus programs for onsite property positions.
