About the role

This position is responsible for overseeing the maintenance and upkeep of an apartment community in Spokane Valley, WA. The role includes ensuring compliance with all applicable laws and regulations, performing regular inspections, and managing day-to-day maintenance tasks.

Responsibilities

  • Ensure the building adheres to all building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations.
  • Conduct regularly scheduled inspections of common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable).
  • Perform preventative repairs and replace recalled appliances as needed.
  • Complete apartment turnovers within three days of vacancy, communicate with the Property Manager on the schedule, and conduct pre & post move-out inspections.
  • On-call for after-hour maintenance emergencies, respond immediately, and complete repairs involving electrical, plumbing, appliances, or general carpentry.
  • Maintain inventory of tools, supplies, and materials, organize and maintain an orderly maintenance shop and storage areas.
  • Inspect vendor work to ensure quality, perform janitorial services, and interact with residents in a professional manner.
  • Complete work orders within 24 hours of submission to community members’ satisfaction, promote cleanliness and curb appeal, and paint interior and exterior surfaces as necessary.
  • Interact with current and future community members in a professional, courteous, and non-discriminatory manner.

Requirements

  • Authorization to work in the United States.
  • A High School Diploma or equivalent.
  • Two years of experience in multi-family maintenance.
  • Possession of your own hand tools and general knowledge of various maintenance functions.

Skills

  • Teamwork.
  • Knowledge of various maintenance functions including groundskeeping, snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, and ordering inventory.

Pay

Competitive starting hourly pay range of $30.00-30.00 per hour. Monthly phone allowance of $50.00. Renewal commission opportunities. Employee rent discount of 20% available; subject to availability.

Schedule

Monday – Friday from 8:00am-5:00pm. This position will be part of the region based rotating on-call schedule for after hour emergencies.
