Maintenance Supervisor - HVAC

Responsibilities

• Supervise and manage housekeeping/janitorial, maintenance technicians, care takers, and grounds keeping staff.
• Ensure the property is kept neat, clean, and well-maintained through daily exterior and interior inspections.
• Execute and document a preventive maintenance program for resident apartments, public spaces, and equipment.
• Maintain proper inventory of parts and supplies in a well-organized and clean manner according to company guidelines.
• Complete daily chemical inspections, maintenance, and cleaning for pools to meet city codes and company standards.
• Ensure the property meets and exceeds resident satisfaction standards and be available for on-call emergencies (e.g., snow removal).

Requirements

• High school diploma or GED required. Pool and HVAC certification preferred, boiler certification if appropriate.
• Three plus years of maintenance experience in residential properties.
• Frequent standing, walking, occasional sitting, lifting up to 110 pounds, squatting, reaching, stooping, climbing stairs/ladders, and balancing.
• If driving for company business, must have a valid driver’s license, acceptable motor vehicle record, company insurance, reliable transportation, ability to be insurable at standard rates, and proof of personal auto liability insurance.
