Maintenance Supervisor for Apartment Community
Overview
This role provides leadership and direction for the maintenance staff to maintain the community. Key responsibilities include overseeing assets, managing repairs, apartment make-readies, preventative maintenance, supporting renovation projects, maintaining inventory, and budget monitoring.
Responsibilities
Ensure a positive move-in experience for new residents by coordinating with the Assistant Manager to ensure vacant units are ready, clean, and welcoming.
Determine and communicate weekly Apartment Make-Ready and Service Request Schedules to the maintenance and leasing teams.
Follow up with residents regarding repeat service requests, concerns, or negative technician feedback.
Guide residents on community rules and regulations as needed.
Maintain common areas, execute plans for hazardous weather, and ensure work areas and maintenance shops are organized and clean.
Support sister properties as needed and complete move-out inspections, damage assessments, and make-ready activities.
Complete repairs and replacements for major appliances, carpets, and other maintenance requests, ensuring compliance with community standards.
Coordinate and schedule maintenance tasks, monitor completion of Service Requests, and provide immediate assistance and instruction as needed.
Conduct employee performance evaluations, provide training, and assist in recruitment and evaluation of potential new hires.
Manage vacant apartments for move-in, utilizing a Make Ready board to communicate schedules and manage details.
Implement preventive maintenance programs, coordinate supply and equipment needs, and maintain maintenance supplies within budget.
Participate in property safety audits, identify hazards, and secure storage/pool areas.
Work with the Community Manager to complete move-out inspections, determine make-ready needs, and ensure all repairs/replacements are completed.
Provide initial safety and equipment training for new employees and tour the property daily to identify maintenance and liability hazards.
Assist in determining needs for the next fiscal year's budget and provide input in determining needs for the next fiscal year's budget.
Qualifications
Must maintain a professional and courteous manner with residents and visitors.
Strong professionalism, communication, and “people” skills.
Well organized with ability to prioritize and multi-task.
Attention to detail.
Team-oriented with ability to work independently on occasion.
Computer skills, including Microsoft Word and Excel, and knowledge of Internet, Email, and Social Media.
Willingness to travel across the community with own vehicle.
Must have own tools and be HVAC certified.
Master certification in other technical skills preferred but not required (electrical, plumbing, etc.).
