Maintenance Supervisor - Flats at Brentwood

Responsibilities

• Oversee all aspects of service operations to ensure operational goals are achieved.
• Complete work orders, including repairing and replacing appliances, plumbing systems, HVAC, electrical systems, etc.
• Maintain a positive attitude and provide quality customer service to prospective and existing residents.
• Train maintenance teammates and encourage their professional growth.
• Provide input to the Property Manager on teammate performance reviews, resident feedback, and corrective actions.
• Assist the Property Manager in recruiting and interviewing potential maintenance team members.
• Oversee the organization of the maintenance shop and property appearance.
• Research and evaluate products used in property maintenance and upkeep.
• Schedule and supervise in-house and vendor work.
• Manage work orders and ensure timely completion within established deadlines.
• Maintain inventory, order, and deliver necessary supplies and equipment.
• Ensure a safe, healthy, and accident-free environment, adhering to OSHA standards.
• Oversee unit turns and renovations within set goal time frames.
• Walk apartments upon move-out with the leasing team to assess damage and determine necessary work.
• Perform additional duties as needed.

Requirements

• At least 8 years of general maintenance/repair experience, with 3 years in the apartment industry.
• Management experience required.
• EPA Universal certification required.
• CPO certification highly preferred.
• Trade skills including plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, and appliances.
• Trade licensing preferred but not required.
• Tech-savvy with proficiency in computers and basic software programs.
• Must have own tool kit.
• Must live within 30 minutes of the property.
• Dependable transportation and ability to accommodate a rotating on-call schedule.
• Ability to perform physical tasks such as lifting, carrying, pushing, or pulling objects up to 50 pounds.

Qualifications

• EPA Universal certification.
• CPO certification preferred.
• Trade licensing preferred.

• Proficiency in various trade skills (plumbing, electrical, HVAC, etc.).
• Strong organizational and leadership abilities.
• Excellent customer service and communication skills.
• Ability to manage and train teams effectively.
• Tech-savvy with computer and software proficiency.

Physical Requirements

• Ability to walk, stand, sit, and climb stairs for office work, apartment inspections, and sales tours (approximately 60% walking/climbing, 30% sitting).
• Ability to lift or carry objects:
  • Over 150 pounds - Rare need (less than 5% of time)
  • 75–150 pounds - Occasional need (1% to 33% of time)
  • 25–75 pounds - Frequent need (33% to 66% of time)
  • Less than 25 pounds - Constant need (66% to 100% of time)
