We need to output HTML fragment with sections: About the role? The posting includes description about company, role, responsibilities, requirements, etc. We need to use

for section headings like About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. Only include sections where there is real specific content. We must not repeat job title as heading. No Job ID etc. Remove boilerplate. Must preserve all substantive info. We need to parse the posting: It starts with company description, then "About You As a Maintenance Supervisor..." then "What will you be doing? Key Responsibilities:" then list of responsibilities grouped under headings: Leadership and Mentorship, Property Performance, High-Rise Maintenance Duties, Health & Safety, Customer Service & Service Standards, Budgeting & Financial Management, Program Compliance. Then "Other Requirements:" then "How do I succeed in this role?" with bullet-like statements (Take initiative, etc). Then "Are you curious about the experience CCI is after?" then list of desired qualifications: 5+ years experience, etc. We need to map to sections: About the role (maybe a brief description of role). Responsibilities (list). Requirements (maybe experience, education). Qualifications (maybe certifications). Skills (maybe tech-savvy, communication). Benefits, Pay, Schedule: not present, so omit. We must not create sections with filler like "not specified". So only include sections with actual content. We need to use
  • for any list of duties/requirements/benefits. Use

for prose. We need to preserve all substantive info; do not invent or summarize away detail. So we must keep all details from the posting, but we can format them. We need to avoid duplication. The posting includes some repeated content? Not much. We need to remove cookie/navigation/legal/EEO etc. Not present. We need to output only HTML fragment. Let's craft:

    About the role

CCI is a nationwide full-service real estate platform focused on acquisition, asset management, property management, and development. Our current property portfolio consists of around 8,000 apartments and townhomes, with a focus on providing affordable housing for seniors and persons with disabilities. We also own and manage a diverse and growing portfolio of other real estate assets covering traditional multifamily rentals, office, and light industrial uses. CCI employs around 400 Teammates in 30 states across the country – and we are growing! As we enter the next phase of our company’s growth, we’re looking for Teammates who can help us optimize our existing management platform (systems, tools, and processes), better leverage technology, and maintain our reputation for excellence. We are looking for ambitious self-starters who aren’t afraid to dig in. We value excellent communication and collaboration, and we reward those who challenge the status quo to find better ways of doing things. We believe that people learn best by doing – so although we offer a full range of classroom learning and structured training paths, we prioritize hands-on experience and self-directed development.

As a Maintenance Supervisor at one of CCI’s high-rise buildings, you will be personally responsible for the maintenance and repair of all buildings, grounds, equipment, systems, facilities and amenities at the community. Working under the direction of the Property Manager, you will provide technical expertise and mentorship to one or more on-site maintenance Teammates. You will carry out planned and preventative maintenance, preserving the structural integrity of the building, and its equipment, systems and facilities. In this role, you will have the opportunity to make a significant impact on the business while advancing your career. We are looking for a leader who can juggle multiple competing priorities, react, and recalibrate quickly without missing a beat as situations evolve.

Then Responsibilities section: we have multiple subheadings but we can combine into a single
with items maybe grouping? The instruction: Use
      • for any list of duties/requirements/benefits. So we need to list each duty as
      • . Could keep subheadings inside
      • maybe as bold? But we should not add extra headings inside
      • unless they are part of content. Could keep them as part of the li text. We need to preserve all substantive info: So each bullet should contain the details. Let's extract responsibilities: - Oversee and ensure maintenance and repair of all equipment, buildings and grounds of the facility as scheduled, to preserve structural integrity, the safety and wellbeing of our residents, and maintain overall curb appeal. - Leadership and Mentorship: Lead by example, demonstrating commitment to CCI’s goals and values. Train and supervise the maintenance team, build strong relationships with stakeholders, and enhance CCI's reputation. Foster a culture of responsibility within property maintenance, aligning roles with strategic goals. Attract, onboard, and support the maintenance team to achieve their full potential. - Property Performance: Ensure peak maintenance performance by achieving fast unit turns, satisfied residents, timely and quality work orders, compliance with laws and inspection standards, safe and comfortable homes, and adherence to budgets. Use CCI’s policies to set and inspect performance standards. Manage contractors and vendors to meet property needs, ensure work quality, and maintain property systems. Apply skills in various maintenance areas, perform daily inspections of common areas, and maintain inventory of supplies. - High-Rise Maintenance Duties: Maintain and troubleshoot complex HVAC systems, ensure consistent water pressure and drainage, conduct regular inspections of crucial components, manage electrical equipment, fire safety systems, and mechanical equipment, including associated service contracts. - Health & Safety: Immediately communicate health and safety concerns or violations to management and take prompt action to resolve or mitigate risks. Respond to emergencies to safeguard residents and assets. Ensure all vendors and teammates use proper safety equipment and follow job-related safety regulations. Participate in after-hours emergency protocols. - Customer Service & Service Standards: Take personal responsibility for clear, efficient, and timely communication with residents, vendors, teammates, and colleagues in other departments. Address maintenance complaints, grievances, legal claims, and regulatory notices promptly, providing detailed updates to senior management on progress against required actions. - Budgeting & Financial Management: Collaborate with your Property Manager to oversee all maintenance and repair expenses within budget, seeking opportunities for cost savings and operational efficiencies without compromising property upkeep. Additionally, work with your Property Manager to identify capital improvement needs in advance of each annual budget cycle, coordinating with Regional Management to obtain bids and explore effective solutions for addressing property requirements. - Program Compliance: Collaborate with your Property Manager, the in-house Compliance Department, and National Maintenance to ensure compliance with various Federal, State, local, and lender requirements. This includes fulfilling HUD inspection requirements such as REAC/NSPIRE, as well as adhering to State agency (LIHTC) and lender inspections, along with refinance requirements like Property Capital Needs Assessment work. Then "Other Requirements:" list: - Embrace company technology by maximizing the utilization of Yardi Maintenance Mobile. - Utilize provided IT equipment for tasks such as tracking daily hours, managing assets, ordering supplies, and completing inspections and work orders. - Apply property construction and maintenance techniques, utilizing both power and hand tools for repairs, maintenance, and renovations. - Additionally, perform any other assigned duties as necessary. Then "How do I succeed in this role?" list: - Take initiative: Understanding the goal, developing and delivering a plan. - Be Inquisitive: Not afraid to ask good questions and to challenge the status quo to find better ways to do things. - Be Tech-savvy: Leverage technology to help increase efficiency and optimize organizational and individual performance. - Be a Good Communicator: Value excellent communication and collaboration; ability to communicate effectively with stakeholders at all levels, verbally and in writing. - Be Detailed-oriented: Understanding and appreciating the importance of the details while seeing the big picture. - Be Flexible: Willing to go above and beyond and can adapt quickly to changing circumstances. Then "Are you curious about the experience CCI is after?" list of desired qualifications: - 5+ years’ experience in Property maintenance (including HVAC, electrical, and plumbing proficiency) - 1+ years’ experience managing people - 1+ years’ experience with standard real estate software (Yardi, Microsoft Office 365 preferred) - Experience with affordable housing programs (Project-based Section 8, Section 202, LIHTC) preferred but not required - High School Diploma or equivalent experience - Industry certification such as HVAC, CAMT, CMRP, PMP (or similar) from EPA, BOMA, MHCM, or PMI preferred - A valid and current driver’s license is required for this position. - Experience working in a high-rise or multi-story residential community, including building systems, preventive maintenance, and coordinating repairs, is preferred. We need to map these to sections: Requirements, Qualifications, Skills maybe. We have "Other Requirements" which could go under Requirements. The "How do I succeed" could be Skills or Qualities. The "Are you curious..." could be Qualifications. We need to avoid duplicate headings. We'll create:

        Responsibilities

          ...

        Requirements

          ...
        (includes Other Requirements)

        Qualifications

          ...
(includes experience, education, certifications, driver's license, high-rise experience)

        Skills

          ...
(includes the How do I succeed items) We must not create sections with filler. All have content. We need to ensure we don't repeat job title as heading. Not. We need to preserve all substantive info: we have included everything. Check for any missing: The initial company description and role description we placed under About the role. That includes all prose. Did we miss any sentences? Let's verify. Original text after company description: "As we enter the next phase of our company’s growth, we’re looking for Teammates who can help us optimize our existing management platform (systems, tools, and processes), better leverage technology, and maintain our reputation for excellence. We are looking for ambitious self-starters who aren’t afraid to dig in. We value excellent communication and collaboration, and we reward those who challenge the status quo to find better ways of doing things. We believe that people learn best by doing – so although we offer a full range of classroom learning and structured training paths, we prioritize hands-on experience and self-directed development." We included that in About the role paragraph. Then "About You As a Maintenance Supervisor at one of CCI’s high-rise buildings, you will be personally responsible for the maintenance and repair of all buildings, grounds, equipment, systems, facilities and amenities at the community. We are looking for a leader who can juggle multiple competing priorities, react, and recalibrate quickly without missing a beat as situations evolve." We included that as second paragraph. Thus About the role covers all. Now Responsibilities: we captured all bullet points under the headings. Did we miss any? Let's verify each bullet from original: Under "What will you be doing? Key Responsibilities:" then list: - Oversee and ensure maintenance and repair of all equipment, buildings and grounds of the facility as scheduled, to preserve structural integrity, the safety and wellbeing of our residents, and maintain overall curb appeal. - Property Performance: Ensure peak maintenance performance by achieving fast unit turns, satisfied residents, timely and quality work orders, compliance with laws and inspection standards, safe and comfortable homes, and
