About the role

This role oversees and performs technical and mechanical work to ensure the inside and external buildings, grounds, amenities, and common areas of the community meet Greystar’s standards for cleanliness, appearance, safety, and functionality. The position is based at Exchange at Westgate, a 312-unit garden-style community in Leland, NC.

Responsibilities

  • Assist and complete work orders from resident requests, as well as routine upkeep, by diagnosing issues and making repairs in accordance with policies, safety standards, and code requirements.
  • Oversee and complete the “make-ready” process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
  • Develop and maintain standards for cleanliness and appearance of grounds, amenities, building exteriors, market-ready unit interiors, breezeways, signage, leasing office, garbage areas, parking lots, and other common areas.
  • Periodically inspect work performed by service team members, contractors, and vendors to ensure quality, scope, and specifications are met; develop corrective action plans as needed.
  • Maintain adequate inventory of spare parts and maintenance materials; work with the Community Manager to order supplies within budgetary guidelines.
  • Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Assist the Community Manager in developing budgets for repairs, maintenance, and capital projects.
  • Support cost-cutting and expense control programs by repairing rather than replacing parts when possible and minimizing waste.
  • Conduct regularly scheduled safety meetings, ensure MSDS sheets are current and accessible, and maintain compliance with OSHA and other safety regulations.
  • Demonstrate customer service skills by treating residents and team members with respect, responding to complaints sensitively, and completing work orders efficiently.

Requirements

  • High school diploma, GED, or related experience and training.
  • Experience in property management maintenance, building maintenance, or a related trade.
  • Must provide own hand tools (unless prohibited by State law) and be knowledgeable in the safe use and maintenance of hand tools, power tools, and mechanical equipment.
  • Ability to apply logical thinking to diagnose and resolve problems.
  • Proficiency in customer service and interpersonal communication to interact effectively with residents, team members, and business contacts.
  • Ability to read, write, and communicate effectively to represent company management and act as the first point of contact for internal and external visitors.
  • Proficiency in internet, word processing, spreadsheet, and database management programs to maintain records and provide information for managerial use.
  • Property management system experience preferred.
  • Mathematical skills to perform calculations involving numbers, decimals, and fractions for financial, administrative, and legal documents.

Specialized Skills

  • EPA certifications Type I and II or Universal if working on sealed HVAC systems.
  • All certifications required by State and Local jurisdictions.
  • Valid driver’s license to operate a golf cart on the property, if applicable.

Physical Demands

  • Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Must be able to work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
  • Local, routine travel may be required for meetings, training, or other business needs.
  • Must be available for a flexible work schedule, including on-call duties during evenings, weekends, and holidays.

Pay

The hourly range for this position is $32.00 - $34.00. Many factors, including business requirements, prior experience, current skills, and geographical location, influence employee pay within the posted range.
