As a Maintenance Supervisor, you'll oversee and perform technical and mechanical work ensuring the property meets our standards for cleanliness, appearance, safety, and functionality.
Responsibilities
- Manages maintenance team and assists in employee evaluations.
- Interviews, hires, orients, and trains new hires.
- Oversees the "Make Ready" process from start to finish.
- Assists with and completes work orders from resident requests and routine upkeep.
- Periodically inspects work performed by other service team members and contractors.
- Maintains inventory of spare parts and maintenance materials.
- Aids in developing the budget for maintenance and capital expenses.
- Supports cost-cutting and expense control programs.
- Ensures property maintenance team complies with company standards.
- Conducts safety meetings and inspections.
- Completes monthly preventative maintenance procedures.
- Resolves customer complaints and issues.
Qualifications
- High School Diploma or GED Equivalent.
- Working knowledge of OSHA standards and MSDS regulations.
- Technical degree preferred.
- 1-3 years of supervisor experience.
- Management experience preferred.
- Advanced communication and delivery skills.
- Proficiency in internet, word processing, spreadsheet, and database management programs.
- Strong proficiency in property management software.
- EPA certifications Type I and II or Universal for refrigerant recycling.
- Certified Pool Operator or Certified Spa and Pool Operator certificate.
- Ability to push, pull, lift, carry, or maneuver weights up to 20 pounds independently and 50 pounds with assistance.
- Frequent standing, walking, reaching, climbing, stooping, and squatting.
- Keyboard work intermittently.
- Routine local travel may be required.
