Maintenance Supervisor - Chaparral Ranch

Responsibilities

• Oversee all aspects of service operations to achieve operational goals.
• Complete work orders including repairs and replacements of appliances, plumbing systems, and HVAC systems.
• Maintain a positive attitude and provide quality customer service to residents.
• Train maintenance teammates and encourage their development.
• Assist Property Manager in recruiting and interviewing maintenance team members.
• Manage the maintenance shop and property appearance.
• Research and evaluate maintenance products and services.
• Schedule and supervise in-house and vendor work.
• Manage work orders and response times, ensuring timely completion.
• Oversee inventory, ordering, and delivery of maintenance supplies and equipment.
• Ensure a safe, healthy, and accident-free work environment.
• Oversee unit turns and renovations within set timelines.
• Assess damage during move outs and determine necessary repairs.
• Additional duties as assigned.

Requirements

• At least 8 years of general maintenance experience, 3 years in the apartment industry.
• Management experience required.
• EPA Universal certification required.
• CPO certification preferred.
• Trade skills including plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance installation, etc.
• Trade licensing preferred but not required.
• Tech-savvy; proficient in using computers and basic software programs.
• Own a tool kit.
• Live within 30 minutes of the property.
• Have reliable transportation and be available for a rotating on-call schedule.
• Ability to perform physical tasks such as lifting, carrying, pushing, or pulling objects up to 50 pounds.

• Approximately 60% of time spent walking and climbing stairs.
• 30% of time spent sitting.
• 60% of time spent lifting or carrying objects weighing between 25 and 75 pounds.
