About the role
The Maintenance Supervisor oversees the maintenance team and ensures the upkeep of multifamily communities, focusing on timely and efficient task completion and resident satisfaction.
Responsibilities
- Schedule and manage maintenance activities, including make-readies and service requests
- Monitor and prioritize service requests, identifying and addressing emergencies promptly
- Communicate assignments to the maintenance team and ensure timely completion of tasks
- Coordinate and perform preventative maintenance on community appliances and equipment
- Lead the make-ready process, ensuring all repairs and replacements are completed accurately
- Accurately record service requests, preventative maintenance, and make-ready details in OneSite
- Identify and address safety concerns, hazardous conditions, and maintenance needs
- Provide feedback on employee performance and assist with recruitment and interviews
- Train, develop, and mentor the maintenance team
- Complete property safety audits and maintain adequate inventory of supplies
- Assist with various tasks such as grounds keeping, pool maintenance, and housekeeping
- Oversee new developments or rehabilitations as needed
- Maintain work areas and maintenance shops
Qualifications
- High school diploma and some college or trade school preferred
- At least 3 years of general maintenance experience, with at least 1 year in apartment maintenance
- Previous supervisory experience required
- EPA certification Type I and II, or Universal and CPO certification required
- Ability to perform tile work, carpentry repairs, and the apartment make-ready process
- Certified Apartment Service Technician (CAMT) preferred
- Certifications/permits required by city or state for job responsibilities (e.g., pool operations, maintenance, electricians)
- Dependable transportation and ability to accommodate a rotating on-call schedule
- Physical demands include standing, bending, crouching, pushing/pulling, climbing, lifting up to 50 lbs., and using a dolly for heavier items
- Must have normal hearing, vision, color discrimination, and depth perception
- Must be able to read and write in English at an intermediate level
- Must be able to complete tasks wearing appropriate PPE
- Must be able to work a varied schedule including weekends and holidays
