About the role
The Maintenance Supervisor position at Serene at Woodlake Apartments in Athens, GA is seeking a leader who can manage a team and ensure the property remains well-maintained.
Responsibilities
- Lead and perform maintenance and repair work as directed by property management.
- Supervise and perform apartment maintenance, including painting, carpet cleaning, appliance repair, and other general repairs.
- Troubleshoot, perform, and/or assist with maintenance and repairs related to HVAC, plumbing, electrical, carpentry, and swimming pool systems.
- Cookordination and prioritize maintenance work to ensure timely completion of service requests and property needs.
- Maintain accurate records and documentation related to maintenance activities, inspections, and repairs.
- Aid in controlling maintenance expenses and operating within budgeted guidelines.
- Provide excellent customer service and maintain positive relationships with residents, employees, vendors, and the general public.
- Participate in resident promotions, events, and/or functions as required by the Property Manager.
- Follow all company, property, safety, and liability guidelines.
- Respond to emergency maintenance needs during assigned on-call periods, including weekends and other times as required.
- Aid in other duties as requested by management.
Requirements
- Previous experience as an apartment maintenance technician is required.
- Previous experience supervising or leading a maintenance team or equivalent experience is preferred.
- EPA certification required.
- CPO (Certified Pool Operator) certification required.
- Valid driver's license, reliable transportation, and good driving record required.
Qualifications
- Strong working knowledge of apartment and property maintenance needs, including HVAC, electrical, plumbing, carpentry, and related systems.
- Strong leadership, organizational, and problem-solving skills.
- Ability to follow directives and work with minimal supervision.
- Ability to communicate effectively, both verbally and in writing.
- Ability to interact positively and professionally with residents, employees, vendors, and the general public.
- Ability to work independently while also leading and supporting a maintenance team.
- Ability to participate in an on-call rotation and respond to emergency maintenance situations as required.
