About the Role

This safety-sensitive position is responsible for the maintenance of residential apartment homes, public spaces, outside grounds, and equipment. The role involves supervising and managing employees connected with these areas to ensure adherence to company guidelines and achieve excellent customer satisfaction. The position requires accompanying pre-designated office hours at the community location to ensure effective operations.

Responsibilities

  • Supervise and direct housekeeping/janitorial, maintenance technicians, caretakers, and grounds keeping staff as delegated by the Community Manager.
  • Maintain the property in a neat, clean, and well-maintained condition through daily exterior and interior inspections.
  • Execute and document a preventive maintenance program for resident apartments, public spaces, and equipment.
  • Maintain proper inventory of parts and supplies in a well-organized manner following company purchasing guidelines.
  • Perform pool maintenance (if applicable), including daily chemical inspections, maintenance, and cleaning to meet city codes and company standards.
  • Ensure the property meets and exceeds company standards for resident satisfaction and be available for on-call emergencies (e.g., snow removal).
  • Perform other duties as needed, including cross-utilization of groundskeeper duties.

Requirements

  • High school diploma or GED required.
  • Pool and HVAC certification preferred; boiler certification if applicable.
  • Three or more years of maintenance experience in residential property.
  • Frequent standing, walking, and occasional sitting; ability to lift, push, pull, and carry up to 110 pounds.
  • Occasional squatting, reaching, stooping, climbing stairs/ladders, and balancing.
  • If driving for company business is required:
    • Valid driver’s license and acceptable motor vehicle record with company insurance carrier.
    • Reliable means of transportation and ability to be insurable at standard rates for driving.
    • Proof of personal auto liability insurance when using vehicles for company business.

  • No mental or physical impairment that could adversely affect the ability to safely perform duties.

  • Ability to quickly store and recall instructions in short-term memory.
  • Ability to concentrate and cope with sudden changes in surroundings, emergencies, and/or alarms.
  • Demonstrated caring, committed, and concerned attitude about safety.

Candidates will be required to successfully complete a background investigation, drug screen, and a physical demand analysis (when applicable) to be hired.
