Maintenance Supervisor

Responsibilities
- Develops and reviews Maintenance policies and procedures on an annual basis.
- Schedules, supervises, delegates and participates in maintenance and repair work, including, but not limited to, masonry, carpentry, painting, gardening, plumbing, electrical, refrigeration, air conditioning and heating.
- Maintains a current inventory of maintenance supplies, tools, equipment and stock.
- Performs Preventative Maintenance: Establishes a preventative maintenance schedule and recommends building equipment improvements. Keeps accurate records of equipment and maintenance performance. Performs periodic maintenance audits of building, grounds, facility and equipment.
- Repairs and paints the building exterior as needed.
- Schedules and expedites work order requests.
- Orders approved supplies, materials and equipment for the Maintenance Department.
- Maintains a clean and orderly storage room.
- Administers personnel functions of Maintenance Department: Assumes responsibility for hiring, training, counseling and/or termination of all maintenance personnel as necessary. Assigns, schedules, supervises and evaluates maintenance personnel.
- Performs daily audits of boiler room and records gauge and meter readings.
Requirements
- High School Diploma or equivalent.
- Graduate of trade or vocational school, with courses in blueprint reading, mechanical drawing, carpentry, plumbing, HVAC equipment, refrigeration and electricity preferred.
- Minimum of three (3) years full-time experience in construction or maintenance of equipment, utilities and buildings.
- Knowledge of state building, plumbing and electrical codes and ordinances.
- Boiler’s license (1st class and above).
- Knowledge and ability in electrical, plumbing, HVAC, refrigeration, plastering and painting.
Preferred Qualifications
- Experience in the healthcare industry.
- Knowledge of state building, plumbing and electrical codes and ordinances.
- Knowledge of basic machinery and tools.
- Ability to operate lawn and yard equipment.
- Ability to follow oral and written instructions.
- Must be able to read, write and understand English.
- Ability to work within federal and state regulations, Volunteers of America National Services facility policies and procedures.
- Ability to relate positively, effectively and appropriately with residents, families, visitors and other facility personnel.
- Ability to utilize computers and other electronic devices for tasks such as timekeeping, in servicing and documentation.
