Maintenance Supervisor

Responsibilities

• Develops and reviews Maintenance policies and procedures on an annual basis.
• Schedules, supervises, delegates and participates in maintenance and repair work, including, but not limited to, masonry, carpentry, painting, gardening, plumbing, electrical, refrigeration, air conditioning and heating.
• Maintains a current inventory of maintenance supplies, tools, equipment and stock.
• Performs Preventative Maintenance: Establishes a preventative maintenance schedule and recommends building equipment improvements. Keeps accurate records of equipment and maintenance performance. Performs periodic maintenance audits of building, grounds, facility and equipment.
• Repairs and paints the building exterior as needed.
• Schedules and expedites work order requests.
• Orders approved supplies, materials and equipment for the Maintenance Department.
• Maintains a clean and orderly storage room.
• Administers personnel functions of Maintenance Department: Assumes responsibility for hiring, training, counseling and/or termination of all maintenance personnel as necessary. Assigns, schedules, supervises and evaluates maintenance personnel.
• Performs daily audits of boiler room and records gauge and meter readings.

Requirements

• High School Diploma or equivalent.
• Graduate of trade or vocational school, with courses in blueprint reading, mechanical drawing, carpentry, plumbing, HVAC equipment, refrigeration and electricity preferred.
• Minimum of three (3) years full-time experience in construction or maintenance of equipment, utilities and buildings.
• Knowledge of state building, plumbing and electrical codes and ordinances.
• Boiler’s license (1st class and above).
• Knowledge and ability in electrical, plumbing, HVAC, refrigeration, plastering and painting.

Preferred Qualifications

• Experience in the healthcare industry.
• Knowledge of state building, plumbing and electrical codes and ordinances.
• Knowledge of basic machinery and tools.
• Ability to operate lawn and yard equipment.
• Ability to follow oral and written instructions.
• Must be able to read, write and understand English.
• Ability to work within federal and state regulations, Volunteers of America National Services facility policies and procedures.
• Ability to relate positively, effectively and appropriately with residents, families, visitors and other facility personnel.
• Ability to utilize computers and other electronic devices for tasks such as timekeeping, in servicing and documentation.
