About the Role
Oversees and performs technical and mechanical work ensuring the inside and external buildings, grounds, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities
- Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of defects or problems and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by:
- Completing the pre-move-out inspection.
- Creating a “punch” list of maintenance work needed.
- Scheduling vendors and contractors as needed.
- Obtaining needed supplies and materials.
- Completing all maintenance tasks and inspecting completed work.
- Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas.
- Periodically inspects work performed by other service team members, contractors, vendors, and service providers to verify quality, scope, and specifications.
- Maintains adequate inventory of spare parts and maintenance materials, working with the Community Manager to order supplies and tools within budgetary guidelines.
- Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, minimizing waste, and using tools and equipment correctly.
- Conducts regularly scheduled VEST safety meetings, ensures MSDS sheets are current and accessible, and stays updated on OSHA and other safety-related laws to ensure community compliance.
- Demonstrates customer service skills by treating residents and others with respect, responding sensitively to complaints, and completing work orders efficiently and urgently.
- Assists the Community Manager in developing budgets for regular repair, maintenance, and capital expenses.
- Schedules and performs minor and routine maintenance on equipment, inspects and maintains tools, and conducts community inspections to identify safety and repair needs.
- Completes documentation and paperwork accurately and timely to track service requests.
- Identifies areas for improvement and suggests ways to enhance efficiency and productivity.
- Stays informed about industry changes in technology, processes, and standards through training, research, and professional publications.
Requirements
- High School diploma, GED, or related experience and/or training.
- EPA certifications Type I and II or Universal for refrigerant recycling.
- Certified Pool Operator (CPO) certification, or willingness to obtain within 90 days of hire.
- OSHA 10 and/or OSHA 30 certification, or willingness to complete within 90 days of hire.
- All certifications required by State and Local jurisdictions.
- Valid driver’s license to operate a golf cart on property.
- Must provide own hand tools unless prohibited by State law and be knowledgeable in their safe use and maintenance.
- Working and reliable cellular device for on-call purposes.
Skills
- Ability to apply logical thinking to define and correct problems.
- Proficiency in customer service and interpersonal communication to interact effectively with residents, team members, and other contacts.
- Ability to read, write, and communicate effectively to represent company management and act as a first point of contact.
- Proficiency in internet, word processing, spreadsheet, and database management programs (property management system experience preferred).
- Ability to operate basic office machines such as copiers, faxes, calculators, and multi-line telephone systems.
- Mathematical skills to perform calculations involving numbers, decimals, and fractions for financial, administrative, and legal documents.
Working Conditions
- Works both indoors and outdoors in all areas of the community, including amenities.
- Physical demands include standing, walking, or sitting for extended periods; bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined areas.
- Must be able to work in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Ability to push, pull, lift, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
- May require rare or regular travel to assist other properties, attend training, or business meetings.
- Must be able to work a flexible schedule, including evenings, weekends, holidays, and on-call duties.
