About the role
This position is responsible for overseeing the maintenance operations at Verda Crossing Apartments, ensuring the property meets all applicable codes and standards. The role involves performing regular inspections, completing repairs, and maintaining the property's appearance.
Responsibilities
- Ensure the building complies with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations.
- Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable).
- Ensure preventative repairs are done on a regular basis.
- Ensure that recalled appliances are promptly replaced.
- Complete apartment turnovers within three days of vacancy.
- Communicate with the Property Manager on turnover schedule and ensure apartment turnover time is minimized by conducting pre & post move-out inspections.
- Be on-call for after-hour maintenance emergencies on a rotating schedule and respond immediately.
- Complete repairs involving electrical, plumbing, appliances, or general carpentry.
- Maintain inventory of tools, supplies, and materials.
- Organize and maintain an orderly maintenance shop and storage areas.
- Inspect to ensure the quality of work being completed by vendors is of the highest standard.
- Perform janitorial services for the interior and exterior of the building, including sweeping, mopping, trash pickup, pet waste removal, vacuuming, and dusting.
- Complete work orders within 24 hours of submission to the community members' satisfaction.
- Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal.
- Paint interior and exterior surfaces as necessary.
- Interact with current and future community members in a professional, courteous, and non-discriminatory manner.
Requirements
- Authorization to work in the United States.
- A High School Diploma or equivalent.
- Two (2) years of experience in multi-family maintenance.
- Possession of your own hand tools.
- General knowledge of various maintenance functions, including groundskeeping and snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, and ordering inventory.
- Demonstrated teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, and engage in cost/benefit analytical decision-making, and ambition for continuous professional development.
Qualifications
- Frequent lifting, pushing, carrying or pulling of 20-50 pounds.
- Frequent kneeling, crouching, bending, and reaching to inspect appliances and fixtures.
- May be required to work weekends.
