About the Role
We are seeking a full-time Maintenance Supervisor to join our team at Parkstead Watertown at Black River, a professionally managed multi-family housing community in Watertown, NY. This role directs and assists in all phases of maintenance operations under the oversight of the Property Manager.
Responsibilities
- Assess and prioritize all maintenance work, including managing inventory of equipment, tools, and materials.
- Establish and complete daily work schedules for maintenance duties while ensuring quality.
- Notify the Property Manager of all problems, potential issues, and maintain knowledge of utility sources and supply lines.
- Assist the Property Manager with scheduling and status updates for units under renovation.
- Perform painting, cleaning, and other maintenance tasks required for unit renovations, as well as exterior and interior building maintenance.
- Establish and maintain preventative maintenance programs in consultation with the Property Manager to stay within budget guidelines.
- Conduct regular property inspections and handle emergency situations, communicating details to the Property Manager.
- Hold monthly meetings with site staff to review safety, organization, training, and policies.
- Cover or assign after-hours coverage for the property as needed.
- Actively participate in and follow safety and health programs.
- Conduct regular safety inspections of shop, warehouse, office, and job sites to ensure safe work practices and eliminate unsafe conditions.
- Ensure compliance with specific programs (e.g., hazard communication, bloodborne pathogens protection, hearing conservation).
Requirements
- High School Diploma or equivalent; applicable work history.
- 3+ years of experience in residential property maintenance preferred.
- Working knowledge of electrical, plumbing, HVAC, carpentry, and heating systems.
- Ability to stand/walk for 8 to 10 hours daily.
- Frequent body movements including lifting up to 50 pounds, bending, stooping, squatting, reaching, pushing, and pulling.
- Ability to work indoors and outdoors in various weather conditions.
- Potential exposure to paints, cleaning agents, chemicals, and other irritants.
- Demonstrates integrity, exceptional communication, and problem-solving skills.
Pay
$25.00 per hour plus a bonus program.
Schedule
Full-time, Monday through Friday, 8:00 AM – 4:30 PM. Evening and weekend hours required as needed for emergency maintenance.
