Maintenance Supervisor

Job Overview

The United Group of Companies, Inc., a full-service, vertically integrated leader in real estate development and management, seeks a full-time Maintenance Supervisor for The Arbella at Bramble Hill, an Active Adult (55+) housing community in Worcester, MA.

Responsibilities

• Directs and assists in all phases of maintenance operations with oversight from the Property Manager.
• Affords priority to all work to be performed on assigned site, including maintaining inventory of equipment, tools, and work materials and establishing and completing daily work schedules for maintenance duties and ensuring quality of work duties performed.
• Notifies Property Manager of all problems and potential issues of concern and maintains working knowledge of all utility sources and supply lines.
• Aids the Property Manager with the scheduling and status of units under renovation.
• Paints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation and performs all necessary maintenance both the exterior and interiors of all buildings of the property assigned.
• Establishes and maintains preventative maintenance items and consults with the Property Manager in order to maintain the property within the guidelines of the budget.
• Completes regular inspections of the assigned property and handles all emergency situations that may arise, and communicates all details of the incident to the Property Manager.
• Holds regular monthly meetings with site staff reviewing safety, organization, training and policy review.
• Covers or assigns all after hour coverage of the assigned property.
• Actively participates and follows the safety and health programs.
• Makes regular shop, warehouse, office and ground-job site tours, and safety inspections to determine if safe work practices are being observed; ensure that unsafe conditions do not exist.

Qualifications

• High School Diploma;
• Applicable Work History;
• 5+ years of experience in residential property maintenance is preferred;
• Working knowledge of new construction, electrical, plumbing, HVAC, carpentry and heating systems.
