About the Role
Responsible for ensuring overall property maintenance needs are completed in a timely and efficient manner while decreasing costs and staying within budget. Develops, mentors, and leads a high-performing and cohesive Maintenance Team.
Supervisory Responsibilities
- Recruits, interviews, hires, and trains new staff.
- Manages Maintenance Technicians, Housekeepers, Groundskeepers, and Porters.
- Delegates team schedules and prioritizes daily maintenance, including work orders, turns, pools, and general grounds keeping.
- Monitors all maintenance projects through completion, ensuring appropriate follow-up communication and documentation.
- Delegates tasks to maximize team efficiency.
- Ensures projects are completed on or before scheduled dates.
- Maintains appropriate staffing levels, including "on-call" scheduling.
- Evaluates employee performance annually and provides ongoing constructive feedback.
- Coaches and mentors team members for career advancement.
Responsibilities
Maintenance Management
- Ensures maintenance requests are addressed within 48 hours.
- Ensures "turns" are completed the day prior to resident move-in.
- Decreases costs per unit year-over-year in: Repairs & Maintenance, Clean & Make Ready, Recurring Replacements.
- Reduces utility costs by following Section 13E (Utility and Energy Conservation) of the Policies and Procedure Manual.
- Completes inspections, service requests, repairs, and maintenance as a working supervisor.
- Maintains competency in: Plumbing, Heating and Cooling Systems, Pool Care and Maintenance, Painting, Carpentry, Roofing, Fencing.
- Ensures all property assets are properly secured (office, buildings, laundry, maintenance shops, common areas).
- Inspects buildings and grounds daily for safety and cleanliness.
- Maintains property curb appeal throughout the day.
- Monitors vendor performance and compliance with company guidelines.
Inventory Management
- Maintains a clean and organized shop area.
- Ensures appropriate inventory levels for timely completion of work orders and turns.
- Ensures maintenance orders stay within budget and by GL code.
- Submits all invoices to the Property Manager the day they are received.
Communication
- Maintains detailed daily communication with the Property Manager regarding staffing, inventory, safety, compliance, curb appeal, work orders, turns, resident concerns, and vendor performance.
- Communicates effectively and positively with residents to enhance satisfaction and retention.
- Conveys clear messages, ideas, and expectations to the Property Manager, maintenance team, and residents.
Compliance
- Adheres to the Policies and Procedures Manual, Fair Housing Laws, and OSHA Standards.
- Maintains and updates the MSDS binder.
- Ensures the maintenance team follows all safety standards, policies, and procedures.
Customer Service
- Maintains open, honest, and timely communication with residents regarding maintenance requests and concerns.
- Ensures all commitments to residents are fulfilled with appropriate follow-up.
- Ensures the maintenance team handles residents' property carefully and respectfully.
Requirements
- High school diploma or equivalent.
- At least two years of related experience.
- At least one year of management experience.

Physical Requirements
- Must be able to lift up to 30 pounds at times.
- Must have reliable transportation, a valid Arizona driver’s license, and a clean driving record with personal auto insurance.
