About the role

The Maintenance Supervisor provides proper maintenance for the entire community and delivers excellent customer service to all residents and prospects. The role requires wearing a complete uniform with an I.D. badge at all times while working on TitanCorp properties, including nights and weekends.

Responsibilities

  • Complete all service requests within 24 hours, unless extraordinary parts or labor are required.
  • Serve on-call duty as scheduled by the Community Director and respond to emergency maintenance calls.
  • Maintain an adequate supply of parts in the maintenance shop and keep the shop clean and orderly, compliant with regulatory requirements.
  • Oversee pool and deck areas, including chemicals, cleanliness, and restrooms.
  • Monitor, operate, and maintain the trash compactor.
  • Keep grounds and streets free of litter and maintain the car wash area.
  • Change air-conditioner filters in laundry and office areas monthly.
  • Ensure all breezeways and security lights are in working order daily.
  • Maintain all amenity areas and assist the Community Director with unusual activities for smooth property operation.
  • Keep project directional signs clean, painted, and level.
  • Perform bi-weekly servicing and preventative maintenance of golf carts.
  • Place door hanger cards and leave notes for residents when entering their apartments.
  • Communicate absences to the Community Director in advance.
  • Monitor and repair grills, picnic areas, and vacant office/common areas as needed.
  • Read and understand service requests, chemical mixes, hazard warning labels, wiring schematics, and distribution panels.
  • Troubleshoot and service HVAC, plumbing, and electrical equipment.
  • Maintain a preventative maintenance program to minimize repairs and preserve property condition.
  • Hire, develop, and manage a motivated, customer service-oriented maintenance staff.
  • Maintain the company’s hazardous chemicals program and promote safe work practices.
  • Assist the Asset Manager and Community Director during the budgeting process for maintenance allocations.
  • Schedule employees to provide service while minimizing overtime.
  • Perform other duties as directed by the Community Director.

Physical Requirements

  • Use hand tools and test equipment weighing up to 40 pounds.
  • Handle a 30-pound can of refrigerant and a 70-pound refrigerant recovery unit.
  • Install air-conditioning compressors (40–120 pounds) and condenser units (100–250 pounds).
  • Install furnaces/forced air units (up to 90 pounds) and hot water heaters (70–90 pounds).
  • Install commodes (40–50 pounds) and maintain weight room equipment.
  • Use ladders (10–125 pounds) to change light bulbs in breezeways and buildings.
  • Lift and transport pool chemicals: 100-pound drums of granular chlorine, 50-pound drums of stick chlorine, and 50-pound bags of soda ash.
  • Replace pool pump motors and pumps (25–200 pounds).
  • Move appliances (75–200+ pounds) across the property, including up multiple flights of stairs.
  • Maintain special equipment (e.g., exercise equipment, gas grills, golf carts, car washes, security gates) often exceeding 100 pounds.
  • Install track lighting or ceiling fans using a stepladder and two-handed lifting.
  • Lift and transport other maintenance-related items up to 200 pounds.

Customer Service Responsibilities

  • Communicate clearly with residents, both verbally and in writing.
  • Read and address resident requests or concerns calmly and openly.

Qualifications

  • Bilingual skills desired.
  • Five years of Lead Maintenance Technician experience preferred.
  • Proficiency in HVAC, plumbing, appliance repair, and other daily maintenance tasks.
  • Strong sense of pride in work, courtesy, tact, and commitment to quality.
  • Clean-cut appearance and adherence to uniform policy.
  • Ability to pass a background check, drug screening, and agility test.
  • Strong verbal and written communication skills for resident interactions.
  • Dependable transportation and a valid driver’s license.
