Responsibilities

  • Adhere to MORGAN’s Maintenance, Emergency Procedures, Leasing and Marketing, Management and Operations manuals along with the Team Member Handbook
  • Supervise a team of qualified and trained Team Members who perform their jobs safely and provide customer service
  • Monitor building systems (fire, electrical, security, elevators, etc.) and report all unsafe areas to the Community Manager
  • Constantly inspect the community and report hazards to the Community Manager
  • Conduct all work in compliance with OSHA and the MORGAN Operations manual; maintain a workplace that adheres to safety standards
  • Train all Team Members on safety procedures; maintain flammable and hazardous materials in a safe and secure area; have SDS on all chemicals
  • Supervise all outside contractors and inspect work for quality and safety
  • Maintain all common areas and a preventive maintenance program for all building interiors and exteriors including pools, fitness equipment, HVAC systems, lighting, etc.
  • Respond to all service requests within 24 hours; ensure completion correctly and in a timely manner
  • Ensure all vacant units are market-ready within 7 days
  • Maintain a proper inventory of tools and supplies to maintain property and consistent with property budget; keep the area neat and organized on a daily basis
  • Comply with all training requirements set forth for this position
  • Perform all Essential Job Functions of Maintenance Job Descriptions as business dictates

Physical Requirements

  • On feet 66% to 100% of the time
  • Perform the following physical activities 66% to 100% of the time:
    • Bend, stoop, squat, kneel
    • Climb stairs and work off a ladder
    • Push or pull equipment, appliances, and open/close doors
    • Reach above shoulders
    • Grasp, grip, turn, and finger dexterity
  • Lifting and carrying:
    • Over 150 lbs: rare need (less than 1%)
    • Between 75 – 150 lbs: occasional need (1% to 33%)
    • Between 25 – 75 lbs: frequent need (33% to 66%)
    • Between 1 – 25 lbs: constant need (66% to 100%)
  • Wear Personal Protective Gear such as a provided back brace when necessary

Vision, Hearing, Speaking, and Written Requirements

  • Complete forms, review reports, and enter data on the computer
  • Observe areas needing attention/correction; read cautionary labels; respond to written instructions from staff
  • Frequent need to see things clearly beyond arm’s reach
  • Constant requirement (33% to 66%) to give information and receive instructions from residential management
  • Ability to read, write, and understand English

Driving and Working Environment

  • Occasional need (1% to 33%) to utilize personal transportation to pick up replacement parts and supplies from vendors; must have a valid driver’s license, insurance, and car registration if driving for business purposes
  • Ability to be on-call and be on the property on short notice
  • Constantly outdoors in all weather conditions, often for extended periods (66%–100%)
  • Frequently indoors in all weather conditions that may make the environment uncomfortable (hot in summer, cold in winter) (33% to 100%)
  • Occasional exposure (33%–100%) to paint fumes, solvents, adhesives, etc.; must wear Personal Protective Equipment (N-95 mask), rubber gloves, and eye protection when necessary
  • Occasional need (1% to 33%) to work in awkward, confining positions
  • Ability to organize, prioritize, and complete multiple tasks concurrently in a dynamic work environment
  • Ability to shift attention between duties and adapt to changing business needs with minimal notice
  • Ability to maintain concentration, accuracy, and productivity while experiencing frequent interruptions
  • Ability to make sound business decisions and exercise independent judgment in a timely manner
  • Ability to communicate effectively with residents, prospects, team members, vendors, and other stakeholders in person, by telephone, and through written communications
  • Ability to effectively use computer systems, property management software, email, and other technology platforms while managing multiple priorities
