About the role

This position is responsible for overseeing the maintenance and upkeep of two apartment communities totaling 96 units. The role includes ensuring compliance with local laws and regulations, performing regular inspections, and managing the day-to-day operations of the properties.

Responsibilities

  • Ensure the building adheres to all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations.
  • Conduct regularly scheduled inspections of common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable).
  • Perform preventative repairs and replace recalled appliances as needed.
  • Complete apartment turnovers within three days of vacancy, communicate with the Property Manager on turnover schedules, and minimize turnover time by conducting pre & post move-out inspections.
  • On-call for after-hour maintenance emergencies and respond immediately.
  • Complete repairs involving electrical, plumbing, appliances, or general carpentry.
  • Maintain inventory of tools, supplies, and materials and organize maintenance shop and storage areas.
  • Inspect vendor work to ensure quality and perform janitorial services for the building's interior and exterior.
  • Respond to work orders within 24 hours of submission and promote community member satisfaction by maintaining high standards of cleanliness and curb appeal.
  • Paint interior and exterior surfaces as necessary and interact professionally with residents.

Requirements

  • Authorization to work in the United States.
  • A High School Diploma or equivalent.
  • Two years of experience in multi-family maintenance.
  • Own hand tools and possess general knowledge of various maintenance functions.

  • Knowledge of various maintenance functions including groundskeeping, snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, and ordering inventory.

Competitive starting hourly pay rate range of $31.00-31.00. Monthly phone allowance of $50.00. Monthly auto allowance of $200.00.

Schedule

Monday – Friday from 8:00am – 5:00pm. This position will part of the region-based rotating on-call schedule for after hour emergencies.
