Maintenance Supervisor
About the role
SYNC at Sienna is seeking an experienced Maintenance Supervisor to lead our service team at a 270-unit, Garden-Style property with one, two, and three bedroom floorplans.
Responsibilities
A day in the life of a Maintenance Supervisor with SYNC Residential includes participating in and overseeing daily groundskeeping duties, delegating and completing work orders, managing supply inventory, and scheduling vendors as needed.
- Participating in and overseeing daily groundskeeping duties throughout the community
- Delegating and completing work orders in order of priority
- Creating and submitting purchase orders within the appropriate systems
- Managing supply inventory for community stock through tracking and ordering within budgetary parameters
- Managing the Make Ready Board in all relevant systems
- Scheduling vendors as needed
- Completing all weekly and monthly checklists directly and through task delegation
- Updating management and corporate team for all necessary daily operations and project statuses
- Managing and completing preventative maintenance projects
- Responding to after hours and emergency work order calls
Essential Duties and Responsibilities

- Responsible for the leadership and direction of all site maintenance related employees through the guidance of the Property Manager
- Provides day-to-day written and verbal instruction to the staff on all aspects of the building and site operation and ensures quality service to the residents
- Uses company supplied materials and equipment and understands and conveys manufacturer’s recommendations and directions regarding same to others
- Monitors completion of make-ready units and updates written make ready status board, as needed
- Trouble-shoots, diagnoses and corrects major air conditioning failures
- Ensures filters are replaced in a timely manner
- Replaces complete systems as needed
- Performs air conditioning repairs and replacements in compliance with federal regulations
- Trouble-shoots, diagnoses and corrects major heating failures
- Completes preventative maintenance as necessary
- Trouble-shoots, diagnoses and corrects major appliance failures
- Completes major electrical repairs and/or supervises outside contractors
- Completes major plumbing repairs
- Completes major carpentry, glass and sheet rock repairs and/or supervises outside contractors
- Monitors and records daily pool care, assures pool is in proper chemical balance and area is free of safety violations
- Inspects the site and building regularly, becoming familiar with inherent problems and repairing same while performing daily duties as directed by the Property Manager and regional/corporate executives
- Keeps an adequate or thirty-day inventory of needed supplies and completes monthly and quarterly reporting as required
- Maintains both personal and property tool inventories in good and complete condition
- Maintains shop in neat, safe and orderly condition
- Plans and assigns daily tasks for maintenance staff, following up to ensure that the plan and priorities are met
- Meets daily with Property Manager to review same and receive additional instructions
- Shares on-call duty with Service Technician(s) and is available at all time cell phone, unless previous arrangements have been made
- Provides written and verbal recommendations, based upon performance indicators, for the hiring, firing and counseling of all on-site maintenance staff, although ultimate decision rests with the Property Manager
- Performs resident work orders and service requests as required
- Provides guidance and training for Service Technicians, Groundskeeper, and Housekeeper, incorporate both safety and customer service in all aspects of the job
Requirements
Candidates should have at least 2 years of experience in a Lead/Supervisor role, be comfortable participating in the bi-weekly on call rotation, have EPA Universal or Type 2 and valid CPO certifications, valid Driver's License, and strong leadership skills.
- High school graduate or GED
- EPA Universal or Type 2 certification is required
- CPO Certification is required
- A minimum of two years prior apartment Maintenance Supervisor experience is required
- Valid Driver's License is required
- Participate in on call and weekend grounds hours rotation required
