About the Role
SYNC at West Dallas is seeking an experienced and organized Maintenance Supervisor to lead our Service Team. This is a leadership position responsible for directing the maintenance staff and overseeing day-to-day operations to preserve all buildings and equipment at peak levels of operation and appearance.
Responsibilities
- Participate in and oversee daily groundskeeping duties throughout the community
- Delegate and complete work orders in order of priority
- Create and submit purchase orders within the appropriate systems
- Manage supply inventory for community stock through tracking and ordering within budgetary parameters
- Manage the Make Ready Board in all relevant systems
- Schedule vendors as needed
- Complete all weekly and monthly checklists directly and through task delegation
- Update management and corporate team for all necessary daily operations and project statuses
- Manage and complete preventative maintenance projects
- Respond to after hours and emergency work order calls
- Provide day-to-day written and verbal instruction to staff on all aspects of building and site operation
- Ensure quality service to residents
- Monitor completion of make-ready units and update written make ready status board
- Troubleshoot, diagnose and correct major air conditioning failures (low freon, bad compressor, fan motors) and replace complete systems as needed
- Ensure filters are replaced in a timely manner
- Perform air conditioning repairs and replacements in compliance with federal regulations
- Troubleshoot, diagnose and correct major heating failures (replace heat strips, exchangers, thermo couplings, boilers, tube bundles)
- Troubleshoot, diagnose and correct major appliance failures (dishwasher motors, garbage disposals, ice makers, stove elements, thermo couplings)
- Complete major electrical repairs and/or supervise outside contractors; may work with high voltage 110-220 volt
- Complete major plumbing repairs (replacement of major components or sewer line stoppage diagnosis)
- Complete major carpentry, glass and sheet rock repairs (remove/replace doorframes, patch holes in sheet rock, apply texture, repair sub floors, repair cabinets) and/or supervise outside contractors
- Monitor and record daily pool care, assure pool is in proper chemical balance and area is free of safety violations (safety equipment, gate function)
- Inspect all areas of the property for determination of problems and/or verify work performed by outside contractor
- Continuously inspect the property (including nighttime inspections) for safety hazards that pose a liability or potential liability and correct immediately
- Inspect the site and building regularly, becoming familiar with inherent problems and repairing same
- Keep an adequate thirty-day inventory of needed supplies and complete monthly and quarterly reporting as required
- Maintain both personal and property tool inventories in good and complete condition
- Maintain shop in neat, safe and orderly condition
- Plan and assign daily tasks for maintenance staff, following up to ensure plan and priorities are met
- Meet daily with Property Manager to review same and receive additional instructions
- Share on-call duty with Service Technician(s) and be available at all times via cell phone, unless previous arrangements have been made
- Provide written and verbal recommendations, based upon performance indicators, for the hiring, firing and counseling of all on-site maintenance staff
- Perform resident work orders and service requests as required
- Provide guidance and training for Service Technicians, Groundskeeper, and Housekeeper, incorporating both safety and customer service
- Perform supplemental landscape maintenance and irrigation system repair (replace sprinkler heads, dig up and repair broken lines, adjust time clocks)
- Perform supplemental exterminations as needed and only as authorized by state, local or federal regulations in vacant units, ant beds
- Purchase equipment and supplies as agent of the property, ordering and picking up parts and supplies as requested
- Repair/patch carpet and re-stretch, install vinyl tile or sheet goods
- Re-key locks and cut keys
Requirements
- High school graduate or GED
- EPA Universal or Type 2 Certification (required)
- CPO Certification (required)
- Valid Driver's License (required)
- Must be willing to participate in bi-weekly on-call rotation
- Must live on-site or within 30 minutes from the property
- Minimum of three years prior apartment Maintenance Supervisor experience required
