About the Role
The Maintenance Supervisor leads the Service team at a 300+ unit, Class A, garden-style community built in 2017 with modern finishes and resort-style amenities in the 78233 area code.
Responsibilities
- Oversee daily groundskeeping duties throughout the community.
- Delegate and complete work orders in order of priority.
- Create and submit purchase orders within appropriate systems.
- Manage supply inventory for community stock through tracking and ordering within budgetary parameters.
- Manage the Make Ready Board in all relevant systems.
- Schedule vendors as needed.
- Complete all weekly and monthly checklists directly and through task delegation.
- Update management and corporate team on daily operations and project statuses.
- Manage and complete preventative maintenance projects.
- Respond to after-hours and emergency work order calls.
- Lead and direct all site maintenance-related employees, providing day-to-day instruction on building and site operations.
- Monitor completion of make-ready units and update the make-ready status board.
- Troubleshoot, diagnose, and correct major air conditioning, heating, appliance, electrical, and plumbing failures.
- Perform major carpentry, glass, and sheetrock repairs or supervise outside contractors.
- Monitor and record daily pool care, ensuring proper chemical balance and safety compliance (CPO certification required).
- Inspect the property regularly for safety hazards and perform necessary repairs.
- Maintain a 30-day inventory of supplies and complete monthly/quarterly reporting.
- Plan and assign daily tasks for maintenance staff and follow up to ensure completion.
- Share on-call duty and be available via cell phone unless prior arrangements are made.
- Provide recommendations for hiring, firing, and counseling of maintenance staff.
- Perform resident work orders and service requests as required.
- Train Service Technicians, Groundskeepers, and Housekeepers with a focus on safety and customer service.
- Perform supplemental landscape maintenance and irrigation system repairs.
- Conduct supplemental exterminations as authorized by regulations.
- Purchase equipment and supplies, and perform minor repairs such as carpet patching, vinyl tile installation, and re-keying locks.
Requirements
- High school graduate or GED.
- EPA Universal or Type 2 certification (required).
- CPO (Certified Pool Operator) certification (required).
- Minimum of three years of prior apartment Maintenance Supervisor experience.
- Valid Driver’s License.
- Must participate in on-call rotation and live on-site or within 30 minutes of the property.
- HVAC certification and multi-family maintenance experience.
