Final compensation is based on experience, skills, and qualifications, with a base pay of $30-$31 per hour plus commissions for renewals, vacancy-loss goals, and reputation score.

About the role

You lead from the front, overseeing daily operations to ensure the property runs safely, efficiently, and at a high standard. You manage budgets, turns, inspections, vendors, and capital projects while maintaining quality and accountability. As Maintenance Supervisor, you own the maintenance function and partner closely with the Community Manager to keep the property ready for residents.

Responsibilities

  • Lead and develop maintenance technicians, housekeepers, and groundskeepers through daily assignments, training, and quality control.
  • Build a culture of teamwork, accountability, and professional growth while enforcing performance and safety standards.
  • Evaluate work quality and provide clear, constructive feedback to raise standards.
  • Oversee property maintenance, repairs, and inspections for safety, compliance, and operational excellence.
  • Conduct regular property, fire, pool, and annual inspections, resolving maintenance needs and code violations promptly.
  • Maintain organized work areas, equipment, and storage while enforcing OSHA and company safety requirements.
  • Manage make-ready schedules, unit turns, and vendor coordination for timely, high-quality move-ins.
  • Perform move-out and pre-occupancy inspections to ensure units are ready for residents.
  • Lead capital and renovation projects with the Facilities Manager, meeting timelines, budgets, and quality goals.
  • Own vendor relationships, collect and compare bids, and support CapEx planning and execution.
  • Monitor maintenance budgets, approve purchases, and manage inventory against property needs.
  • Maintain accurate records for work orders, preventive maintenance, inspections, and training.
  • Partner with Community and Regional Managers on priorities, budgets, and long-term plans.
  • Communicate regularly on property condition, project progress, and team performance.
  • Participate in after-hours emergency rotations and assist with snow and ice removal as needed.

Requirements

  • High school diploma or equivalent.
  • At least 3 years of property maintenance experience, including 2 years in a supervisory or lead role.
  • Strong knowledge of building systems, safety standards, and preventive maintenance practices.
  • Working knowledge of plumbing, electrical, HVAC, carpentry, and CPO systems.
  • Excellent organization, communication, and customer-service skills, with the ability to multitask and prioritize.
  • Proficiency in Microsoft Office and maintenance management software.
  • Valid driver’s license and reliable transportation.
  • Ability to work independently and collaboratively in a fast-paced environment.
  • Physical capacity to lift up to 50 pounds, stand and walk for long stretches, climb ladders, and work outdoors in all weather.

Preferred Qualifications

  • Trade school or technical certification.
  • HVAC, CPO, or EPA certification.
  • Multifamily or property management maintenance experience.
  • Experience with Yardi Voyager, RentCafe, AIRM, LEO, Appwork, or similar CRM tools.
  • Spanish fluency.

Pay

$30.00-$31.00 per hour, plus commissions for renewals, vacancy-loss goals, and reputation score.

Schedule

Monday-Friday, 8:00 AM-5:00 PM, with an on-call rotation as needed.
