About the Role

We are seeking a dedicated Maintenance Supervisor to join our team and oversee the upkeep of our multifamily apartment property in East Cleveland, OH. This is a hands-on leadership role where you will play a key part in ensuring the property remains in top condition, maximizing efficiency, and minimizing costs.

As the Maintenance Supervisor, you will be responsible for property maintenance, cost management, skilled repairs, and resident relations, fostering a professional, courteous, and helpful atmosphere.

Responsibilities

  • Maintain a professional, courteous, knowledgeable, and helpful attitude with residents and fellow employees.
  • Assist residents with problems and requests within the limits of your authority.
  • Ensure curb appeal of the building's exterior and common areas.
  • Supervise maintenance personnel, set daily goals, and provide clear instructions.
  • Ensure full-time employees adhere to scheduled work hours and company policies.
  • Discuss employee performance with the property manager and initiate disciplinary action if necessary.
  • Present improvement project ideas and labor needs to the Regional Manager and Facilities Manager.
  • Complete all maintenance requests, track progress, and ensure proper completion and paperwork submission.
  • Schedule contractors, oversee completed work, and manage building emergency on-call duties.
  • Cover building emergency on-call as scheduled.
  • Assist in apartment inspections with the property manager and review maintenance work quality.
  • Collaborate with contractors while prioritizing resident safety and policy compliance.
  • Complete associated work such as cleaning, painting, and repairing vacant apartments.
  • Check and repair fixtures to ensure proper functionality.
  • Ensure units are made ready within 3-5 days of move-out.
  • Perform other duties as assigned.

Requirements

  • High school diploma or equivalent; additional vocational or technical training preferred.
  • Minimum of 2 years’ experience in multifamily property maintenance or related field.
  • Proven experience in plumbing, electrical, HVAC, appliance repair, and painting.
  • Strong leadership and supervisory skills to manage a maintenance team.
  • Excellent communication skills for interaction with residents, employees, and contractors.
  • Ability to prioritize and manage multiple tasks efficiently.
  • Hands-on expertise in general maintenance tasks and equipment.
  • Knowledge of safety regulations and guidelines pertaining to property maintenance.
  • Familiarity with accounting software (Yardi & Nexus strongly preferred).
  • Organizational and time-management skills.

Physical Requirements

  • Working off ladders up to 20 ft off the ground.
  • Working off stepladders up to 10 feet inside apartments.
  • Working under sinks and around appliances by bending or lying on your back.
  • Moving appliances including refrigerators, washers, dryers, and ranges.
  • Lifting and carrying up to 80 pounds.
  • Bending over appliances or mechanical equipment for repairs or cleaning.
  • Walking and/or standing for an entire workday.
  • Climbing flights of stairs to access work on higher floors.
  • Assembling small parts in appliances, mechanical equipment, plumbing, and electrical fixtures.
  • Logging or describing in writing work hours, repairs made, and materials used.
  • Working in inclement weather.
  • Operating hand and power tools.

Pay

Starting at $28.00 per hour.
